Carrying out repairs and Maintenance, attending to breakdown of 25 to 50 TR variable speed screw type liquid chiller central AC plant of Make : Voltas as per scope of work given below including carrying out general repairs / servicing to ensure smooth and trouble free operation of plants to the entire satisfaction of users / department all as directed by Engineer-in-charge. Scope of Work:- (a) Periodical monitoring / Inspecting the complete ac plant and carrying out preventive/ periodical maintenance to ensure smooth functioning of AC plant. The periodical inspection for preventive maintenance shall be carried out by technician/service engineer of OEM once in a quarter other than breakdown calls for monitoring the operational condition of AC plant including for preventive maintenance/breakdown calls whenever required. Each preventive maintenance & breakdown call if any will be measured Job (b) Visual inspection for oil traces, Air heat exchanger (condenser) cleaning, check for removed protection devices, and improperly closed doors/ covers, check that the temperature difference between the heat exchange inlet and outlet is correct, check the refrigeration system, motors and starters for performance and healthy condition of plant. (c) Checking the system for leaks and rectification of leaks if any. (d) Taking a set of readings and evaluating the same to ensure the satisfactory performance of the plant. (e) Checking the refrigeration control system for operation and adjusting the settings as and when required. (f) General Cleaning the evaporator and condensing coils (g) General Lubrication of the bearings of motors, pumps and fans as and when required. (h) Inspection of belts, which includes adjusting the tension including replacement if required. (j) Filling only the refrigerant as a result of leak arising from the system due to standard wear and tear. (k) Repairing/ replacing the components of the equipment at site or at workshop as required (l) To check proper functioning of microprocessor and take control test. (m) Intimating any breakdown requiring specific major repairs/overhauling to the contractor/ department for immediate rectification of defect. (n) Attending the complaints/ breakdown whenever received by user /JE /Engineer in charge and attending the complaint for same within 24 hrs of receipt. (o) The repair / replacement of all spare parts like ICVC Boards, compressor / fan motor rewinding, electrical switch gears, contactors, PCB, refrigerant gas etc., are not in the scope of this item. These items shall be measured and paid separately under relevant items. (p) Any minor spares/ repairs items which are required to keep the plant in operational are deemed to be included in scope of this item.

Supply & fixing / filling in repairs of following spares suitable for variable speed screw type liquid chillar of capacity 25 to 50 TR & of Make voltas / Bluestar complete all as specified and as directed by Engr-in-charge.:-

M&L for carry out the repair to cooling tower fan motor 5 to 7.5HP flange mounted extended shaft type, including taking down from position, transporting to local work shop, dismantling the motor, replacing amaged unserviceable shaft, bearings, rusted nuts & bolts including servicing motor by motor varnishings to winding etc. assembly back and installation to position and testing comissioning complete all as specified and as directed by Engr-in-charge.

S&F in repair cooling tower motor base frame, base plate, Nut & bolts with new all as per existing size and shape, suitable for 25 to 40 TR capacity complete all as specified and as directed by Engr-in-charge.

M&L for taking down defective unserviceable fan motor and assembly from the cooling tower and supply and fixing new fan motor of 5 HP, 3 phase, 720RPM, 440V, 50Hz of extended type shaft, flange mounted with IP-55 Degree of protection, weather proof along with fan assembly with 1300 mm sweep by 04 fan blades with suitable hub assembly clamps nut & bolts etc. Including connecting the power supply and testing complete all as specified and as directed by Engr-in-charge.

Supply and charge refrigerant gas R-22 / R 407 C incuding leak testing the system, arresting the leaks with necessary materials like gasket/ 'o' rings/ washers all as directed by Engineer-in-charge. Make : Mafron / Freon / Floron

M&L for complete leak testing indoor and outdoor units, complete refrigerant pipe with nitrogen gas, locating the leaks, rectify the leak by brazing / welding and pressure tetsing the complete system for the capacity up to 45 TR air cooled package AC system all as specified and as directed by engineer-in-charge.

Carrying out repairs and maintenance, attending to breakdown of 1.5 to 3.5 TR capacity Tower AC plants including carrying out general repairs / servicing to ensure smooth and trouble free operation of plants to the entire satisfaction of Engineer-in-charge complete all as specified and as directed.

Carrying out repairs and maintenance, attending to breakdown of 1.5 TR capacity Split air cooled AC plant including carrying out general repairs / servicing to ensure smooth and trouble free operation of plants to the entire satisfaction of Engineer-in-charge complete all as specified and as directed.

M&L for dismantling the defective induction motor of capacity 5 HP to 10 HP of any make 415 V, 4 Pole 1440 RPM, 50Hz of any duty or any class of insulation from the bed duly coupled with pump/ compressor/in AHU, transporting to work shop, removing burnt out winding from stator/ motor, rewinding with suitable gauge of super enamelled copper wire of approved make and replacing drive end and non drive end bearings, insulation materials, varnishing, heating, reassembling, testing and commissioning complete all as directed. Note: - Motors removed for rewinding shall be overhauled completely by replacing defective bearings and the quoted rate shall be deemed to be inclusive of the same.

Carrying out repairs and Maintenance, attending to breakdown of AHU of central AC plant of Make : Voltas / Zeco as per the OEM instruction of maintenance to ensure smooth and trouble free operation of plants to the entire satisfaction of Engineer-in-charge complete all as specified and as directed.

M & L for dismantling the complete old defective insulation of AHU duct of central AC plant and S & F new insulation with removing dirt and rust over the AHU lines complete all as specified and as directed by Engineer-in-charge.

M & L for removing old painting, cleaning the surface with necessary tools & plants and painting AHU line of approximate dia 0.4 to 0.45m, from TS- II to UPS room with 2 coats of whitewash complete all as specified and as directed by Engineer-in-charge.

Supply & laying LT XLPE insulated, armoured heavy duty electric cable with alumimium conductor, 1100 volts grade, cross sectional area 25 Sqmm x 4 Core, laid in trenches / duct / on pole including taking down existing cable complete all as specified and directed. M&L for carrying out repair / servicing to Air compressor with 1 HP motor including taking down from position, painting, air tank cleaning, motor rewinding installing to position and testing commissioning complete all as specified and directed by Engineer-in-Charge.

M&L for carrying out repair to air compressor motor 1.5 to 2 HP flange mounted extended shaft type, including taking down from position, transporting to local work shop, dismantling the motor, replacing damaged unserviceable shaft, bearings, rusted nuts & bolts including servicing motor by motor varnishing to winding etc. assembly back and installation to position and testing commissioning complete all as specified and directed by Engineer-in-Charge.

M&L for carrying out repair / servicing to De-Humidifier including taking down from position, transporting to local work shop, dismantling the motor, replacing damaged unserviceable shaft, bearings, rusted nuts & bolts including servicing motor by motor varnishing to winding etc. assembly back and installation to position and testing commissioning complete all as specified and directed by Engineer-in-Charge.

M&L for carrying out repairs and Maintenance, attending to breakdown of UPS of 80 to 120 KVA capacity including carrying out general repairs / servicing to ensure smooth and trouble free operation of plants to the entire satisfaction of Engr-in-Charge complete all as specified and as directed.
