Comprehensive maintenance including preventive and periodical maint (fortnightly, monthly, quarterly, halfyearly and yearly) of installed lift in reliable safe efficient operating condition through manufacturer (i.e. through OEM of the lift) by regularly examining lubricating and adjusting the equipment and carry out planned maintenance in a systematic and controlled manner using techniques and expertise and replacement of all unserviceable components such as worm gear thrust bearings, drive sheave bearing, break contact lining and components, motor winding, rotating elements, commenter, brushed, brush holders, bearing coils, residence for operating motors circuits, magnet frames and other mechanical parts, controller, selector, levelling devices, cam relays, solid state components eg PCBS transducers, resisters, condensers, power amplifier, transformer, contact leads dash pots timing devices, steel selector tapes and governor, sheave shafts assembly, bearing/contacts and governor jaws car and hall buttons car and hall position indicators, hall lanterns, car direction indications and all other car and landing signal fixtures deflector car and counter weight raider rails and buffers, top and bottom limits, counter weight and counter weight guide shoes including rollers or grip interlocks rewinding of burnt motor complete in hoist way door hangers, guide, automatic power operator door car door hanger car door contacts, safety mechanism and platform, battery operator emergency light and alarm system wiring of all equipments and accessories, vibration materials, reverse phase relays, over load warning indicator, mother board, floor indication button, call push button, floor display card Lift fan, light , contactors, door drive, door spring, roller, levelling switch, and digital group indicator panel with micro processor complete and automatic rescue device including maintenance free batteries and UPS (Except Car Enclosure,Landing Doors,Hoist Rope) for under mentioned capacity lift including cost of materials with one mechanic and one helper to attend the complaints as and when required including Sunday and holidays for the following lifts installed at Md and OTM Accn At Sector-23 & Sec -24 Noida :-

NOTES FOR ITEMS NO 1 to 3.04 : (i) The rate should be inclusive of all the Taxes and spares to be replaced. (ii) Contractor has to submit the MoU with OEM & Submit the fortnightly, monthly, quarterly, halfyearly and yearly report from OEM. (iii) It is the responsibilty of contractor to tie up with Service provider and kept all spares ready to keep the lift serviceable 24 x7. Contractor has to give Mobile No. to Dept in writing on which msg for unserviceability of lift can be sent. (iv) Lift should not be kept unserviceable for more than 06 Hrs (v) If Lift kept unserviceable for more than 6 Hrs, penalty of Rs.500 per Hrs per lift shall be recovred from the contractor.

(vi) The above maintenance shall be done through OEM of existing lifts. (vii) The contractor will have to submit MOU as given in Particular Specifications from OEM of make M/s THYSSENKRUPP within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue. (viii) Spare parts to be replaced as listed in item Nos 03 to 06 of BoQ /Sch 'A' shall be measured and paid separately as Supply Only. Fixing charge is deemed to be included in unit rate quoted for above relevant items. (ix) Oil required in gear box and lubrication shall be provided by the contractor at his own cost of Grade Indian oil, Servo Mesh 320 or Servo System 320 equivalent grade of oil all as approved By Engr-in-charge alongwith cleaning material and contractor shall quoted his rate accordingly. (x) The Replacement of material like car cabin, ceiling frame, panels, hoist way door panels, door frame, car flooring, floor covering, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails, smoke and fire sensors, communication devices, security systems, landing doors are not included in the quoted rate.

(xi) Any items not covered under Item No 04 to 08 of BOQ and Serial Note No (x) above shall be deemed to be included in the unit rate quoted for the above items for the smooth functioning of lifts and the contractor may quote the rate accordingly. Contractor is expected to inspect the lift before quoting the rate. (xii) Contractor shall be attending complaints round the clock i.e. 24 hrs including Sunday & Holiday. If contractor is not able to rectify the complaint, penalty shall be charged as given below:- (a) upto 1st day- NIL (b) 2nd day- Rs 1000/- Per complaint per day (c) Subsequently for every days - Rs 2000/- Per complaint per day. (xiii) All existing earthing of the lift shall be maintained and made fully functional by the contractor at his own cost to the entire satisfaction of the Engr-in-charge & nothing extra will be paid to contractor, it shoukld be checked on monthly basis and produce proper records to Engineer in charge. (xiv) Contractor shall submit safety security certificate of lifts from OEM in every month as per performa mentioned in perticular specification here-in-after. (xv) The OEM will also detail one technician to inspect the lift every week regarding functioning of lift or any other issue arising in the lift. The problem noticed if any shall be informed immediately to JE E/M / Engr-in-charge. In case, no technician detailed, an amount of Rs-500/- per week per lift will be deducted from contractor's dues. Technician should always carry necessary service tools during sight visit every week. (xvi) The unit rate quoted by the contractor for the above item shall be deemed to be included for all above provision. (xvii) Inspection of each lift to be caried out once in a year with necessary coordination with state agency in consultation with Engineer in charge. The same shall be carried out by the contractor and fee/inspection charges as required will be borne by the contractor.
