S&F factory made single extruded WPC (Wood Polymer Composite) solid decorative type flush door shutter of size 30mm thick comprising of virgin polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/ wheat husk) and non toxic additives (maximum toxicity index of 12 for 100 gms) having minimum density of 650 kg/cum and screw withdrawal strength of 1800 N (Face) & 900 N (Edge), minimum compressive strength 50 N/mm2, modulus of elasticity 850 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/moisture proof and fire retardant. S&F in repairs stainless steel wire cloth 0.36mm nominal dia of wire and average width of aperture 1.40mm and fixed with stainless steel wire staples or fixed including with beads / fillets complete all as specified and directed.

S&F 18mm thick high Density High Moisture Resistant (HDHMR) exterior Grade Board designer laminate (OSL) of approved colour and finishing balancing (BSB) with density of 850 Kg/cu.m for frame and shutter for kitchen cabinets/Cupboards etc including self closing hinges and necessary fittings (such as handlesknob etc) dismantling of old boarding of any description complete all as specified and directed by Engg-in-charge. Note : Board on back side wall will be fixed with minimum 5mm PVC spacers. The payment for the same deemed to be included in the quoted unit rates.

S & F for 4mm thick, sheet glass ordinary quality and glazing with oil putty or fixed in any type of frame (such as aluminium wooden mild steel) in square n. exc 0.5 sqm in each pane, including hacking out old broken glass (any thickness, size, quality or description) complete all as specified and as directed.

S & F for 3 mm thick, figured glass, pin head type and glazing with oil putty or fixed in any type of frame (such as aluminium wooden mild steel) in square n. exc 0.5 sqm in each pane, including hacking out old broken glass (any thickness, size, quality or description) complete all as specified and as directed.

M&L for running welding in repairs n. exc 6mm thick metal and n. exc 2.50 cm in length complete all as specified

S & F in repairs brass chromium plated tubular towel rail, 20mm dia, D type 60cm long between flanges all as specified

S & F looking mirror of selected qulity glass, mounted on 6mm thick plywood and moulding/wooden fillets (Cross sectional area exc 6 Sqcm & n. exc 13 Sqcm) on top side around edges including necessary screws, washers and fixing to walls with suitable hanging/fixing arrangements of any size each exceeding 0.50 sqm each all as specified.

S & F in repairs 600mm x450mm bevelled edge mirror of selected quality glass, mounted on 6mm thick PVC sheet and fixed to wooden plugs with chromium plated brass screws and cup washers, complete all as specified

S & F in repair ball valve high pressure of PTMT with epoxy coated aluminium rod & high density plastic ball screwed for iron pipe of size 20mm bore ( weight 210 gms Minimum) complete all as specified

S&F Stop valves, fancy type, CP with long shank and cup ( concealed typee ), exposed part kit with wall flange and regular body of concealed stop cock suitable for 15mm line with protection cap fixed in position complete in all respect all as specified.

S&F Angular Stop Cock with wall flange, fency type chromium plated cast copper alloy screwed down, high pressure, screwed one ends for 15mm bore of iron pipe or for union and fixed in position complete in all respect all as specified.

S & F in repairs 15mm bore Pillar taps, cast copper alloy, chromium plated, fancy type with long screwed shanks and flynuts, screwed for iron pipe complete all as specified Make : Jaquar (Cat No. VGP-81001 (Vintage Prime)) or equivalent from Cera (Valentina Single Lever Series) or equivalent as approved by AO

S&F Bib taps, CP, fency type long body with wall flange screwed for 15mm bore of iron pipe or for brass ferrule and fixed in position complete in all respect all as specified. S & F in repairs 32/40mm size waste fittings, brass, CP, for glazed ware sinks, basins etc. with long flange end embedded in red lead cement and other end fixed all as specified

S&F three layers rotational moulded polyethylene water storage tanks (ISI marked) (cylindrical vertical top) hoisted and fixed in position 500 litre capacity including dismantling water tanks and removing to store 500 ltr. Capacity including ball valve high pressure of PTMT with epoxy coated aluminium rod & high density plastic ball screwed for iron pipe of size 20mm bore ( weight 210 gms Minimum), tank nipple and necessary other fittings complete all as specified and directed.

S & F in repairs 300mm mild steel ordinary rat tail rod springs (helical spring) , including roller & roller plate, fixed with screws/welding to steel frames/chowkats, complete all as specified

S & F in repairs 25mm dia fancy type harrison rails, stainless steel, chromium plated with fixing brackets, stops, rollers etc. curtain rod with brackets and knobs at both ends as per site requirement complete all as specified

S&F powder coated aluminium (minimum thickness of powder coating 50 micron) work for doors, windows, ventilators and partitions (Fixed portions) with extruded built up standard tubular sections/ appropriate Z sections and other sections of approved make conforming to IS: 733 and IS:1285, fixing with dash fasteners of required dia and size, including necessary filling up the gaps at junctions, i.e. at top, bottom and sides with required EPDM rubber/ neoprene gasket. NOTE:- Glass panes & wire mesh shall be measured and paid for separately under respective item of BoQ.

S&F powder coated aluminium (minimum thickness of powder coating 50 micron) for shutters of doors, windows & ventilators including providing and fixing hinges/ pivots and making provision for fixing of fittings wherever required including the cost of EPDM rubber/neoprene gasket required (Fittings shall be paid for separately) with extruded built up standard tubular sections/ appropriate Z sections and other sections of approved make conforming to IS: 733 and IS:1285, fixing with dash fasteners of required dia and size, including necessary filling up the gaps at junctions, i.e. at top, bottom and sides with required EPDM rubber/ neoprene gasket etc. Aluminium sections shall be smooth, rust free, straight, mitred and jointed mechanically wherever required including cleat angle, Aluminium snap beading for glazing/ panelling, C.P. brass/ stainless steel screws all complete as per architectural drawings and the directions of Engineer-in-charge. NOTE:- Glass panes shall be measured and paid for separately under respective item of BoQ.

Comprehensive maintenance for Carpentry work by attending day to day complaints of joinery related such as replacement of Builders hardware of doors, windows & cupboard and other Carpentry nature works like easing/re-securing & adjusting, without taking down shutter of door, windows and cupboards. Tightening of screws for tower bolt/Aldrop bolt/ stoppers, handle hinges in respect to Easing of door / windows/cupboards (Steel Wooden/Aluminium) of any description and size by cleaning, adjusting in position and making the same functional incl fittings (if reqd) with and incl greasing, oiling, screws/nales for fixing the fittings complete all as specified and directed.

Comprehensive maintenance to masonry work by attending day to day complaints of masonry related works such as plastering of wall/ceiling/chajja/making of jambs, soffit, cills etc of size not exceeding 0.25 sqm or on patch work including finishing with distemper/white wash/cement based paint/exterior emulsion paint including two coats of putty as required at site to match with existing surface.

Comprehensive maintenance to plumbing work by attending day to day complaints of plumbing nature like leaking bib taps, stop cock of any pattern or of any type including minor repairs to flush cistern, repair to PE-AL-PE composite pressure pipe/GI pipe leakages, removing air blockages if any and refixing old serviceable bib cocks, stop cocks any pattern after minor repairs such as replacement of washers, jumpers and spindle etc complete all as specified and directed. (any items like thread , Teflon tape, rubber washer, syphon kit, jumpers, brass spindles, caps etc shall be deemed to be included in the quoted rates).

Note for item No 25 to 27. The scope of work is of day to day maintenance nature/ requirement of works. Contractor shall attend the office of AGE B/R-I on daily basis and receive/ collect the complaints/ requirements of works and shall rectify the repair/maintenance works within time given below :- (a) Minor plumbing complaints - 48 hours (b) Minor Joinery complaints - 48 hours (c) Minor masonry complaints - 48 hours (d) Major Plumbing - 5 days (e) Major Joinery - 15 Days. If contractor fails to rectify the complaints with materials/ items to be replaced if required a penalty @ 50% of quoted rate by the contractors of that particular item shall be recovered from his payment. The responsibility of getting the complaints attended & rectified shall lies with the contractor even if he fails to complete the complaints within 48 hours. In the delayed case of a rectification of complaints even after 48 hours, he shall rectify the same within one week. (Note :- The complaint received from complaint cell shall have to be attended on same day).

Dismantling floor, hearth or wall tiling including cement mortar bedding, removing rubbish off the premises all as specified

Providing and Laying Premium (1st) quality straight edge, stain free, gloss finish, square marbonite double charged vitrified tiles in 600x600x 9 to 10 mm thick in floors etc. in approved shade, set & jointed in neat cement including and over 20mm th screed bed in CM (1:4) and pointed in white coloured cement to match, in floors etc. complete all as specified.

Providing and Laying Premium (1st) quality straight edge, stain free, gloss finish, square marbonite double charged vitrified tiles in 600x600x 9 to 10 mm thick in approved shade, set & jointed in neat and pointed in white or coloured cement to match, as in skirting not 150mm high etc. in any pattern of light or dark tiles as approved, over & including 10 mm thick screed in cement mortar (1:4) complete all as specified.

Providing and Laying Premium (1st) quality straight edge, plain square vitrified tiles with mohs hardness greater than 7, Flexural Strength more than 35N/mm2, braking strength greater than 1700N and density should be minimum 2.2 Grms/cc in 400x400x10 mm thick / area of each tile exc. 0.12sqm but not exc. 0.18 sqmtr in floors etc. in approved shade/combination of light & dark and sheen finish, set & jointed in neat cement including and over 20mm th screed bed in CM (1:4) and pointed in white coloured cement to match, in floors etc. complete all as specified.

Providing and Laying Premium (1st) quality digitally printed straight edge, punched, glazed ceramic rectangle tile in approved shade and finish with flexural strength greater than 16 N/mm2, scratch hardness on Moh’s Scale minimum 3 and crazing resistance of 2 cycles in coloured tiles 450mmx300mm/600 X 300 mm and 8-9 mm thick, in any pattern of light & dark/highlighters tiles etc as approved, on vertical surfaces such as in skirting/dado etc, set and jointed in cement slurry over & including 10 mm thick rendering in cement mortar (1:4) and pointed in white cement with pigment to match the colour of tiles complete all as specified. Note : Dado should be flushed with the wall plastering.

M&L for anti-skid ceramic joint free premium quality coloured tiles 300 X 300 mm and 6-7 mm thick, as in floors etc. in any pattern of light & dark tiles as approved, set & jointed in neat cement including and over 20mm th screed bed in CM (1:4) and pointed in white or coloured cement to match, in floors etc. complete all as specified.

M&L for 18-20 mm thick Granite (of any type) work (table rubbed and polished) over 10 mm thick screed in CM 1:4 as in cooking platforms steps, jambs, pillars, window- cills, and like in cement mortar (1:4) including pointing in white cement (1:2) using marble dust with admixture of pigment to match with shade of granite and rounding of / moulding to edges (half round) of stone of any description including rubbing and polishing (Granite finish), and including demolition of stone slab/tiles complete all as specified and directed.

Material and labour for machine cut kota stone slab flooring 20-25mm thick over 15mm thick cement screed base in CM (1:6) laid and jointed with grey cement slurry mixed with pigment to match the shade of the slab including rubbing and polishing complete all as specified and directed.

M&L for Kota stone slab 20 to 25 mm thick in riser of steps, skirting, dado and pillar set and jointed in 10mm thick plaster in CM 1:4 with neat cement slurry and pointed in white cement paste pigmented to the match the shade of slab laid over rendering in cement mortar including rubbing and polishing complete all as specified and directed.

Demolition of stone slabs and tiles of any description or thickness in floors, aprons & shelves laid bedded and pointed in any mortar all as specified.

Dismantling carefully cement concrete in floor, etc (for any type of leakage / seepage) around floor traps or any other concealed fittings, ( replacing floor traps/fittings if required shall be deemed to be included in the quoted rates), sealing joints with solvent cement or other suitable materials and making joint leak proof and making good surfaces with PCC 1:2:4 or CM 1:3 (rates of repair/replacement of tiles in floor/wall shall be included in the quoted rates by the contractor). If leakage again found during the currency period of contract at the repaired location, contractor shall repair again without any extra cost in terms of condition 46 of IAFW-2249 of General condtion of contracts. complete all as specified

Taking down cement or cement lime plaster of any description from brick or stone walls, etc. including raking out joints, hacking for key, scrubbing down with water, etc complete all as specified and directed .

Material and labour for 15mm thick rendering in CM (1:4) on fair faces of brick work or concrete surfaces and finishing even & smooth but without using extra cement and applying wall care putty (1.5mm thick) in two layers on wall surface and smoothening the surface with sand papers / Mechanised sanding etc preparatory to paint and two coat of acrylic emulsion distemper of approved tint over a coat of primer prepared surface by using Airless spray/Roller complete all as specified and directed.

Material and labour for 15mm thick rendering in CM (1:6) on other than fair faces of brick work or concrete surfaces and finishing even & fair but without using extra cement and applying wall care putty (1.5mm thick) in two layers on wall surface and smoothening the surface with sand papers / Mechanised sanding etc preparatory to paint and applying two or more coats of 100% Premium acrylic emulsion paint having VOC less than 50 gm/litre and UV resistance as per IS 15489:2004, Alkali & fungal resistance, dirt resistance exterior paint of required shade (Company Depot Tinted) with silicon additives @ 1.43 litre/ 10 sqm over and including priming coat of exterior primer applied @ 0.90 litre/ 10 sqm complete all as specified and directed.

Material and labour for rendering 5 mm thick in cement mortar in (1:3) on ceiling and finishing the surface even & fair without using extra cement and applying three coats of white wash on newly plastered surfaces complete all as specified and directed.

S & F in repair PVC valveless, syphonic action type flushing cistern,10 ltr capacity, low level, with inlet ball valve, float and handle including brackets, PVC bend long type and connectin to flush pipe of any size and pattern complete all as specified

S&F in repairs health faucet with 8mm dia and 1.2 metre long flexible tube in chorme finish and wall hook including making connections and fixed in position complete in all respect as specified.

S&F vitreous china premium/1st quality wash basin, white/ivory/off white, size 580x430 mm including S&F all accessories as recommended by manufacturer and incl. CP bottle trap/waste fitting (where as required) 32 mm with inlet and outlet screwed for pipe or connections incl all necessary accessories for fixing, packing, union and incl 32mm brass CP waste coupling and complete fixed in position in all respect as per manufacturer's instructions and taking down existing of any description/size all as specified. Cleaning and removing all scale and dirt, etc, from 250 and not existing tanks 500 ltrs capacity water tanks, setting aside (or lowering if reqd)tanks and from mouths of circulating pipes, etc
