The bidder should have technical development experience in two categories: Category A (Hospitality Developers): Development of Hospitality Projects with a cumulative room count of at least 60 rooms of 3-star category equivalent or above. Category B (Other Real Estate & Infrastructure Developers): Development of other Real Estate & Infrastructure Projects with a cumulative project cost of at least Rs. (amount not specified). The bidder should also have Operations & Maintenance (O&M) experience in Hospitality Projects with a cumulative room count of at least 60 rooms of 3-star category equivalent or above, and for other real estate and infrastructure projects, experience in projects with a value of at least Rs. 9 Crore. The experience should be gained in the last 10 years preceding the Bid Due Date. The bidder must have had at least 26% shareholding at the time of completion of the project. In case of a consortium, credentials of only those members can be added whose shareholding in the project was at least 26% at the time of completion of the project. Documentary proof such as Occupancy Certificate, Hotel Management Agreement, Trade License, HRACC certificate, and audited financial statements are required to demonstrate project completion, commencement of operations, star rating, and extent of shareholding.
