The required prior work experience for the bidder includes two categories: 1. Category A (Hospitality Developers): Development of Hospitality Projects with a cumulative room count of at least 400 rooms of 4-star category equivalent or above. 2. Category B (Other Real Estate & Infrastructure Developers): Development of other Real Estate & Infrastructure Projects with a cumulative project cost of at least Rs. 240 Crore. The bidder should have completed similar works with a value of at least 5 times the estimated project cost, which is Rs. 48 Crore for development. The bidder should have a minimum average turnover of Rs. 240 Crore in the preceding 3 financial years. The minimum Net Worth or Cash & Cash Equivalents required is Rs. 12 Crore, which is 25% of the estimated project cost. The bidder should have Operations & Maintenance (O&M) experience in Hospitality Projects with a cumulative room count of at least 400 rooms of 4-star category equivalent or above. In case of a consortium, credentials of only those members can be added whose shareholding in the project was at least 26% at the time of completion of the project. Mentioned values and percentages include: - 400 rooms (cumulative room count) - 4-star category equivalent or above (hotel category) - Rs. 240 Crore (cumulative project cost) - Rs 48 Cr (Estimated Project Cost for development) - 5x (multiplier for the envisaged room count and Estimated Project Cost) - 26% (minimum shareholding required for each project submitted) - 25% (percentage of estimated project cost for minimum Net Worth or Cash & Cash Equivalents)
