The bidder should have prior work experience in developing hospitality projects or other real estate and infrastructure projects, specifically fulfilling one of the following criteria: - Development of Hospitality Projects with a cumulative room count of at least 120 rooms (3x the envisaged room count of 40 rooms) of 3-star category equivalent or above. - Development of other Real Estate & Infrastructure Projects with a cumulative project cost of at least an unspecified amount. Additionally, the bidder should have a minimum average turnover of Rs. 22.5 Crore (3x of the Estimated Project Cost of Rs 7.5 Crore for upgradation) in the preceding 3 financial years, and a minimum Net Worth OR Cash & Cash Equivalents of Rs. 1.9 Crore (25% of the Estimated Project Cost of Rs 7.5 Crore for upgradation) as of 31st March of the preceding financial year. The technical development experience should be demonstrated through works completed in the last 10 years preceding the Bid Due Date, with a requirement of at least 26% shareholding at the time of completion of the project for consideration. The bidder should also have Operations & Maintenance (O&M) experience in Hospitality Projects with a cumulative room count of at least 120 rooms, and experience in Other Real Estate & Infrastructure Projects with a project cost of at least 22.5 Crore (3x the Estimated Project Cost of Rs 7.5 Cr for upgradation).
