Comprehensive routine maintenance and repair including renewal/replacement of electrically operated lifts with side opening manual door of Make – THYSSENKRUPP, 06 passenger capacity (408 Kgs) serving ground plus upper five floors (G+5) for a period of eleven month, with manual/ Auto operated door including up keeping lifts and its accessories, electrical & mechanical system, safety devices and replacement of defective parts as mentioned hereinafter for the lifts installed at bldgs AOF B & C Block, 92, 93, 96 and Namdar Manzil without attendant including carrying out the daily check and periodical services of fully automatic electric lift with manual/ auto operated door simplex collective control system with replacement of unserviceable parts such as bearings, bushes, all type of shoes, headers, hangers, door cards, door locks, control cards, control connectors, hall push buttons, hall push button covers, rewiring of motors, welding of cracks/broken MS parts, repairs to door, safety edge working at any principle and any type of sensor or mechanical, safety lock, magnetic lock or contact, cop buttons, car position indicator, door sill, car door sill, necessary wiring and cable as per requirement for safe operation of lift cabin light fitting etc. complete to ensure safety and smooth functioning of lift (Total 08 No’s lifts) all as specified & directed. Notes for SI Item Nos 1 to 4:- (i) This schedule does not include the items covered under Sch A Part - II. (ii) All the items required to ensure the smooth and perfect working of the lifts other than those covered under Sch A Part - II shall be deemed to be included in this schedule. (iii) Cleaning of machine rooms and lift pit, drain out water from lift pit shall be quoted rates.

SCHEDULE A PART-II (REPAIR/ REPLACEMENT) M & L in repair unserviceable Main traction steel wire rope 13 mm dia (8x19S) 9-9-1) construction), 1420 N per sqmm tensile grade, bright surface finish, RHO (lay type and direction), ncluding necessary connection with counter weight pulley and car cabin with clams, nuts, bolts,and washer etc. complete all as specified and directed.

S & F in repairs Governer steel wire rope 08 mm dia (8 X 19) constructions, fibre core, 1420 N per sq mm tensile grade, bright surface finish, RHO (lay type and direction), including clamping by dog clamp, nuts & bolts, washers etc complete form main pulley to pit pulley complete all as specifified and as directed. Make Usha Martin or equivalent.

S & F in repair complete infra red door protection edge for full height of car door edge, 08/13 passenger capacity lift complete all as specified and directed.

S & F in repairs landing push button complete with stainless steel plate 2 mm thick (size 95 mm X 300 mm) having push button and combined LED position indicator with arrow indicator including cutting to walls for fixing of push button unit including making good to disturbed surfaces for lift all as specified and as directed.

S&F in repairs breaking resistor choke for 10 HP VFD and necessary wiring including MS box enclosures for 6/8/13 Ps lifts complete all as specified and as directed.

Supply & Fix Travelling cable PVC insulated 12 core , 1sqmm copper conductoras per IS 4289(Part 2) :200 suspended type, freely movable with car cabin up and down movement between gorund & upper including neccesary proper connection with mid way junction, cop and other connection required for the circuit complete all as specified and directed.

Disconnecting and taking out old/unserviceableshaft wiring, supply and fixing of lift shaft wiring in hoist way up to lower limit with PVC insulated standed copper conductor cable single core 1100 volts grade 0.75 Sq mm, 1.0 Sq mm for earth wire duly bunched with wire binding locking strip drawing through in and including glavanized sheet metal trunking of 24 SWG up to ground floor in hoist for control to all function including in built connection for control panel, PCB, Hall push button fire switch and lower limit switch , including copper earting, complete all as including copper earthing , complete all as including copper earthing all as specified and directed.

S & F in repair electric fan axial flow type 300 mm sweep including fixing and necessary wiring complete all as specified and directed.

Supply fixing and testing on ground new battery operated Auto Rescue device PCB CARD suitable for 06/08/13 passenger lift serving G+5/G+10/G+12,G+14 floors. and compatible with V3F Drive, micro processor based controller including all accessories and suitable wiring complete all as specified and directed by Engr-in-Charge.

Dismantling and taking out unserviceable and S &F and testing of car door drive, having VVVF Controlled, suitable for 700 mm /900mm /1200mm opening, automatic center opening complete all as specified and directed.

S & F in repair L1000 AC VVVF drive 7.5KW (HD) to automatic operation and to smooth jerk free working of lift and suitable for having speed of 1 m/s serving G+5/G+/10/G+13 floors complete all as specified and as directed.

Replacements of defective unserviciable control card microprocessor based compitable to existing VVVF drive and suitable for 06/08/13 passenger lift serving G+5/G+10/G+12,G+14 floors all as specified and directed by Engineer-in-Charge.

Taking down old unserviceable hooter and supply fix and testing hooter with mp3 voice announcement system in the controller & high quality speaker on car top, with necessary provision of shaft wires & travelling cable complete as specified. The audio indicator shall announce the floor position , and emergency contact person/ contact number announcement etc. and continuous mild music in hindi and can be programmabble for music. The announcement system shall be in hindi and english. all as specified and directed by Engr-in-Charge.

Dismantling and taking out old unserviceable defective batteries of ARD and supply and fixing testing and commissining for new maintenance free battery for ARD including neccesary connnection like battery terminal of brass and copper lead to connect 12 V 18 AH batteries complete as specified and directed.

Taking down unserviceable Main pully and supply and fix new Main pully with necessray connection for Main steel wire rope 13 mm constructions, fibre core, 1420 N per sq mm tensile grade, bright surface finish, RHO (lay type and direction), including clamping by dog clamp, nuts & bolts, washers etc complete complete all as specified and directed.

Taking down unserviceable Over Speed Governor Pit pulley full set with necessray connection for steel wire rope 08 mm constructions, fibre core, 1420 N per sq mm tensile grade, bright surface finish, RHO (lay type and direction), including clamping by dog clamp, nuts & bolts, washers etc complete complete all as specified and directed

SCHEDULE A PART-III (MANNING & OPERATION Providing services for operation of multiple passenger lift installed at various buildings by deputing one lift attendent for vertical operation of one lift per shift for timing of Two shifts (i.e. 0600 hrs to 1400 hrs & 1400 hrs to 2200 hrs) including daily cleaning of car cabin, taking care of lift for smooth functioning, checking of vertical landing operation, any damage, pilferage, theft & any breakdown shall be immediately inform to concerned lift mechanic, JE/AGE E/M as specified and directed. Loaction/Bldg No : (i) P-92, (ii) P-93, (iii) P-96, (iv) Namdar Manzil (P-41)

Providing services for operation of multiple passenger lift installed at various buildings by deputing one lift attendent for vertical operation of Two lift per shift for timing of Two shifts (i.e. 0600 hrs to 1400 hrs & 1400 hrs to 2200 hrs) including daily cleaning of car cabin, taking care of lift for smooth functioning, checking of vertical landing operation, any damage, pilferage, theft & any breakdown shall be immediately inform to concerned lift mechanic, JE/AGE E/M as specified and directed. Loaction/Bldg No : (i) P-104 (Goods Lift) Notes for Sl item no 24 to 27:- (i) Passes will be processed after verification of certificate, Passes shall not be granted without submission of qualification proof & experience certificate for lift operator. In case of OEM, the qualification shall be verified by the Engineer-in-Charge before the issue of passes. (ii) Contractor shall submit ID proof, Residential proof, Bank A/C details to department and obtain approval of Engineer in-Charge before employing a person as Operators. (iii) Payment to employees shall be done by crossed cheque through Aadhaar linked bank account only and it shall not be less than minimum fair wages as per act in vogue. The contractor shall submit proof to Engineer-in-Charge before claiming any payment. (iv) Lift operators report at lift cell as per the shift timings specified in the tender and he will report to JE E/M in-Charge or Lift Cell in-Charge. In case of emergency he will function according to their directions. If he is found absent or moved without intimating to in-Charge of Lift Cell or JE E/M he will be treated as absent for the said shift and recovery to this effect for Rs 1500/- per shift shall be affected. (v) Payment as per quoted rate shall also be deducted in addition to the penalty as specified above. (vi) In case of malfunctioning if any noticed, lift operator shall intimate to the lift cell. (vii) In case of any necessity for rescue operation or in emergency situations, lift operator shall be capable of rescuing the passengers and reacting to the situation (in emergency situations) Rescue operator engaged for rescue operation shall immediately attend the complaint within 30 minutes failing which penalty at Rs 500/- per hour or part thereof shall be levied.

(viii) Contractor shall submit the labour licenece as applicable as per latest laws/acts & Copy of GST Regn registered number issued by concerned authority. (ix) Insurance coverage, compensation if any applicable or necessitated due to mis operation of lift shall be the responsibility of contractor. The quantum of compensation shall be assessed based on the BOO composing of Lift Inspector of Maharashtra State, representatives of both agencies carrying out M&O works and routine maintenance work of lift and members from department. (x) Contractor has to submit proof of payment of EPF subscription made by him as applicable as per latest laws/acts alongwith RAR failing which RAR will not be progressed for payment. (xi) The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (xii) Lift attendant (semi skilled ) duly trained for Each shift. (xiii) The bidders are advised not to quote rate less than minimum fair wages as circulated by competent authority . If the quoted amount is less than the estimated cost as given at Sch A Note at Page No 15, the lowest bidder will have to depost FDR/BGB as elaborated herein after in favour of Accepting Officer within 07 days of opening of financial bid (cover No 2). (xiv) The deposited amount shall be the difference between estimated cost as given at Sch A Note at Page No 15, and amount quoted by lowest bidder for respective item. FDR/BGB shall be released only after satisfactory completion of work. If the contractor fails to pay minimum wages to employees, the department shall have right to with hold the said amount which will be verified by GE. The decision of Accepting Officer regarding amount to be withheld shall be final and binding. The withheld amount will be utilised by GE for payment to employees if contractor fails to pay minimum wages and balance amount if any shall only be released. If the lowest bidder fails to deposit the amount as stated above within 07 days, the contractor shall be banned for 06 months & his bid shall be rejected. The contractor shall submit 03 Nos of BGBs/FDRs of equal amount as mentioned above. The BGBs/FDRs validity shall be for 04 months, 08 month & 12 months respectively for the purpose of encashment release as the case may be. (xv) The rates quoted shall be inclusive of suitable reliver whenever necessary as required and directed by the Engineer in charge.
