MANNING & OPERATION AND COMPREHENSIVE MAINTENANCE Manning & Operation of lift from 0600 hrs to 2200 hrs in two shifts operated by one operator for each shift on all days including holidays and during all type of weather/climatic conditions, providing rescue to the trapped person, maintaining the lift and connected equipments and accessories including lift room in clean and tidy condition during the operation period and also Manning & Operation of Lift in case of failure of commercial supply by running of DG Set installed within the vicinity meant for lift supply and Comprehensive maintenance (Routine , preventive , breakdown) as per attached format (Daily, weekly, fortnightly, monthly, qtrly, half yearly, yearly maintenance) and keeping the lift and its connected equipment in servicable condition round the clock (on all days including holidays) and during all type of weather/climatic conditions for the undermentioned lifts of any type (geared or gearless, Auto or manual operated, with or without VVVF drive system, with or without ARD system etc) and also maintaining the necessary documents complete all as specified and directed, location :- Capacity 08 passenger (544 Kgs), 1 No Lift serving ground + 5 floors, OTIS Make in Bldg No NS- 88 (Saraswati) at MO (MB) Ghatkopar. Notes : a) Quoted Rate shall be deemed to include to provide one alternative employee (reliever) to provide the services, so that the other employee can avail the facility of weekly leave etc. b) Cost of all the maintenance,repairs and including replacement of components and parts (except those considered under item Nos.06 to 11 here-in -after) that too for the specific lift as indicated therein to keep the lifts in perfect serviceable condition shall be deemed to be included in the quoted rate of the contractor. The contractor shall be responsible for handing over the lifts in serviceable condition at the time of completion of works. The payment for replacement of parts/components considered under item Nos 8 to 16 hereinafter shall only be made for separately in case required, ordered and provided.

Notes : a) Quoted Rate shall be deemed to include to provide one alternative employee (reliever) to provide the services, so that the other employee can avail the facility of weekly leave etc. b) Cost of all the maintenance,repairs and including replacement of components and parts (except those considered under item Nos.8 to16 herein after) that too for the specific lift as indicated therein to keep the lifts in perfect serviceable condition shall be deemed to be included in the quoted rate of the contractor. Taking down existing unserviceaqble ARD with 04 Nos 12 volt, 18 AH batteries from machine room and Supply and fixing new Automatic rescue device (ARD) including relays, PCB caeds/Dioders and 04 nos maintenance free sealed batteries of 12 volt 18 AH (Make:EXIDE/Amaron) etc; suitable for capacity 08 (eight ) passengers Bharat Bijlee make lift (G + 5 Floor), complete all as specified and directed, Make of ARD unique enterprises or equivivalent as approved by GE.

Dismantling and taking out unserviceable exisitng landing door with its header, lock brake safety contact M S sill etx & supply and fixing new stainless steel 18 SWG centr opening by horizontal sliding stainless steel panel auto door for landing with header, cill brackets, bearing safety contact electro magnetic gate locks etc complete all as specified and directed.

Taking out old unserviceable travelling cable from hoist way and supply and fixing new travelling cable PVC insulated 12 core flat type with stranded copper conductor, 1100 volts grade of size 0.75 sqmm, conforming to relevant IS with and including crimping with lugs of appropriate thimbles, suspended type, freely moveable with car cabin up & down between ground & upper floors including necessary proper connection etc with mid way junction and other connections required in circuit, complete all as specified and directed Make : Finolex /Polycab/Incab.

Taking out existing unserviceable main hoist steel wire rope after disconnecting from counter weight pulley and car cabin and supply and fix new steel wire rope 13 mm dia, ungalvanised, 8/19 construction, conforming to IS-14665 including making necessary connection with weight, pully and car cabin with clamps, nuts, bolts, washers etc, Make : Usha Martine or equivalent as approved by the GE, complete all as specified and directed.

Dismantling and taking out old unserviceable set of 2 Nos car door shutters, hangers, gate lock, aluminium sill etc. Supply and fixing new set of 2 Nos car door shutters , power operated centre opening by horizontal sliding, flush type panels of stainless steel 18 SWG stainless steel with hair line finish(N-304) complete with and including provision of new headers hangers,door drive unit gate lock, aluminium sill, with full beam infrared sensor up to full length of car door, V V V F door drive unit for motor etc as required for entire completion for 13 (thirteen ) passengers lifts (G+5), ECE make installed in new management complex at MO(MB) Ghatkopar

Cutting and taking out unserviceable shaft wiring & providing shaft wiring in hoist way up to lower limit switch with PVC insulate 18 core flat type standard copper conductor cable 0.75 Sqmm 1100 volts grade, ISI marked & 0.1 Sqmm single core cable for earthing drawing through in and including galvanized sheet metal(24 SWG) trunking up to ground floor in hoist way for control of all floor call push button assembly limt switch fire man switch suitable for two nos lifts of new management complex
