Note For Item No. 01 To 03 (i) Contractor shall maintain adequate temperature and relative humidity as per design parameter of each AC Plant. (ii) Cleaning of complete AC plant, Pre metallic filters, cooling towers & surrounding area is also contractor`s responsibility. (iii) Checking of electric connections of all components, refrigerant gas leakage, rectification and recharge of refrigerant gas, checking of complete AC plant & checking of LP, HP & Oil pressure. (iv) Replacement of minor parts such as Flair nuts, LT cable joints with suitable size lugs are contractor’s responsibility. (v) Payments shall be made as per minimum labour wages latest fixed by State Govt/Central Govt whichever is higher. (vi) The quoted rate of bidder shall not be less than minimum fair wages fixed by State Govt/Central Govt (whichever is higher) including GST, LWC, EPF, ESIC etc as applicable, if quoted rate of bidder is lesser than a complete detailed justification for the same shall be uploaded in cover-I. (vii) FOL, refrigerant gas and lubricants shall be issued by the department store yard under Schedule ‘B’ free for filling and it will be the contractors responsibilities for filling of oil / lubricant in to fuel tank of DG sets all as specified & directed and empty containers shall be returned by the contractor to the MES store under GE AF TA Gwalior. (viii) It will be the contractor’s responsibility to operate the DG sets, panels and distribution system to maintain the smooth function of installation round the clock. (ix) It will be the contractor’s responsibility to operate the pumps, panels and distribution system to maintain the user’s requirement round the clock. (x) All operator shall be ITI holder or minimum 3 years of work experience. (xi) All operator will wear proper uniform as approved by GE. (xii) For panel recovery on account of non-operation of installation/absent of operators from duty, the recovery amount shall be calculated @ double of rate of minimum fair wages of operator and shall be recovered from the due payments.

(xiii) All tradesmen shall be individually life insured. The insurance certificate shall be kept on record. Qualification/Experience certificate of the employed tradesmen shall be kept on record. (xiv) Stationery for operation of installation shall be contractors responsibility (Daily Log Sheet, Attendance register, Wages Register, Routine maintenance Register) (xv) Log sheets shall be submitted weekly by contractor. (xvi) Operator shall carry out routine checkup likely battery & radiator water level and will maintain it, if any abnormal noise/fault seems in DG set, operator will immediately inform to concern JE E/M or Engineer-in- Charge.(A record in this regard shall be responsibility of the contractor ). (xvii) The same operator will operate the pump/panel & distribution system to maintain the user's requirement round the clock. (xviii) Contractor submit the nominal roll of persons to be employed alongwith qualification/experience certificates, Police verification identification certificate to Engineer-in-Charge before deployment of the staff. (xix) Contractor will submit nominal roll within 10 days of acceptance of contract and qualification and experience certificate of tradesmen to Engr-in-charge for approval of GE before commencement of the work. (xx) Every tradesmen should have his own valid identity card for being Indian citizen. (xxi) All provisions contained in various Labour Laws/Acts and IAFW 2249 as amended from time to time are meticulously followed. (xxii) The operator will maintain record of log sheet & connected register as directed by Engr-in-Charge and to be produce at the end of month, failing which a penalty of Rs. 3000/- per month will be recovered from the contractor till production of relevant record. (xxiii) Cleaning of workplace instrument/machinery/rest room shall be responsibility of contractor.

Comprehensive Annual Maintenance for eleven months and break down attendance of Central AC plants, cooling tower FRP type, AHU, electric motors & DG sets of different capacity etc consisting daily, monthly & half yearly as mentioned here-in-after. All checks and periodical services and preventive maintenance of Central AC plants, cooling tower FRP type, AHU, electric motors & DG sets as specified and recommended by the respective manufacturers in addition if any installed at RDM and MIRAGE 2000, MMS & EWS, LDP and SES complete with replacement of defective parts during breakdowns, consumables and necessary tools & plants as required etc. The operator shall maintain the performance of the following plants & connected equipments:- (A) Central AC Plant Chiller type of Capacity 2 x 50 TR working and 01 x 50 TR Standby at RDM and Central AC Plant Chiller type of Capacity 2 x 25 TR working and 01 x 25 TR Standby at RDM Mirage 2000 :- (i) 50 TR Capacity and 25 TR Capacity chiller unit complete comprising of scroll compressors with Air cooled condensers etc including LT panel with starters- 6 Sets. (ii) Chilled water/ condenser water circulating mono block Pump with electric motor 7.5 HP and 5.5.HP -08 Nos. (iii) Hot water generator 63 KW and 36 KW - 02 Nos. (iv) Hot water pump set 5 HP 2.5 HP - 04 Nos. (v) Air handling unit 24000 CFM and 15000 CFM - 03 Nos. (vi) LT control panel comprising of starters of all connected equipments-04 Nos (B) DG Set 100 KVA with AMF panel & LT panel - 1set (C) Central AC Plant Chiller type of Capacity working 1 x 10 TR at RDM (D) Central AC Plant DX type of Capacity 2 x 35 TR working and 01 x 35 TR at MMS:- (i) 35 TR capacity condensing unit complete comprising of compressor with induction motor & condenser - 03 Sets. (ii) Condenser water circulating pump with electric motor - 02 Sets (iii) FRP induced draft cooling tower of 100% capacity - 01 Set (iv) Air Handling unit complete of 28000 CFM capacity electric blower motor – 01 No. (v) Humidification pump complete driven by electric motor & starter- 01 No Contd../-

(vi) LT Control panel comprising starters of all connected equipments of AC plants - 01 Set (vii) Standby DG Set of 250 KVA capacity including control panel- 01 Sets. (viii) Standby DG Set of 125 KVA capacity including control panel- 01 Sets (E) Central AC Plant Chilled water Type of Capacity 2 x 65 TR Working and 01 x 65 TR stand by at EWS and Central AC Plant Chilled water Type of Capacity 2 x 27 TR Working and 01 x 27 TR stand by at LDP and Central AC Plant Chilled water Type of Capacity 2 x 37.70 TR Working and 01 x 37.70 TR stand by at SES (a) 65 TR & 27 TR and 37.70 TR capacity chiller unit complete comprising of Scroll compressors with Condensers etc., and including LT Panel with Starters - 09 Sets. (b) Condenser water circulating Mono block pump with electric motor Capacity 12.5 HP and 7.5 HP - 06 Sets (c) Chilled water circulating Mono block pump with electric motor Capacity 12.5 HP and 7.5 HP - 06 Sets (d) FRP induced draft cooling tower of 80 TR and 66 TR and 75 TR capacity - 03 Set (e) Air Handling unit complete of 6000 CFM and 14000 CFM and 24000 CFM capacity electric blower motor – 04 Nos. (f) LT Control panel comprising starters of all connected equipments of AC plants - 03 Set (g) Standby DG Set of 200 KVA capacity including connected control panels – 01 Set (h) Hot water Generator set capacity of 36 KW, 30 KW and 63 KW -03 Set (j) Hot water mono block pump set capacity -06 Sets

NOTE for Item No.6 & 7:- Periodical Routine Maintenance/Checks as per OEM Recommendations or as directed, including minor & major repairs and testing of Central AC plants, cooling tower FRP type, AHU, electric motors, pump sets and mono block pump set of AC plant & DG sets, complete all as specified and mentioned works as below :- (a) Examine suction and Exhaust Valves and Cleaning for smooth operation. (b) The cost of over hauling of equipments including replacement of major defective spare parts of Central AC plants, cooling tower FRP type, AHU, electric motors & DG sets (excluding spare parts of engine and alternator of DG sets) as directed of existing make/brand (or of superior quality in case of non availability of existing make) shall deemed to be included in quoted rate of this item. (c) Tentative spare parts of DG sets shall be Fuel filters, Lubrication oil filter element with O ring, Air filter element inner & outer with O ring, Lubricant oil, distilled water, coolant, fan belt, ammeter, voltmeter, speedometer, battery, battery charging dynamo, self starter assembly, AVR, stop solenoids, controller card, water pump, fuel ejector pump assembly, housing of DG sets, power contactor and other spare parts which are required for smooth functioning of DG sets. (d) Tentative spare parts of Central AC plants, cooling tower FRP type, AHU, electric motors, pump sets and mono block pump set of AC plant shall be PVC filling blocks, aluminium fan set, rotary sprinkler complete, pedestal bearing, MS shaft pulley, cast copper alloy gate valves, V belt, micro V air filters, Pre air metallic air filters, rewinding of electric motors, ball bearing/ roller bearing, gun metal bushes, MS coupling, Neck ring of gun metal, cast iron glend plate, glend bolts, pump shaft, rotor motor, pump impeller CI, contactor, overload relay, electronic timer complete spare parts of voltas compressors and other spare parts which are required for smooth functioning of Central AC plants, cooling tower FRP type, AHU, electric motors, pump sets and mono block pump set of AC plant. (e) De-scaling of radiator assembly, rebinding of alternator, reconditioning of batteries including replacement with new parts and servicing & replacement defective parts shall deemed to be included in quoted rate of this item.

(f) Clean Alternator winding in position by forced air and internal surfaces, lubricate DE & NDE bearings as and when required (g) Test IR value of alternator winding and recording the readings (h) Tightening of all nut bolts (j) Greasing wherever is required (k) Checking of any leakage of fuel & Oil lines (l) Cleaning of fuel tank when due (m) Checking and servicing of Turbo Charger as and when required. (n) Examine and clean fuel injection, nozzles (o) Painting of Central AC plants, cooling tower FRP type, AHU, electric motors, pump sets and mono block pump set of AC plant including cage with synthetic enamel paint of existing shade once during the contract period. (p) Complaints if any shall be attended as and when ordered (through Phone/in writing) by Engineer-in-Charge (q) Work is including consumables like cotton waste cloth kerosene oil etc. (r) DHPP(N) required at the time of maintenance/testing will be issued by MES complete all as specified and directed by Engineer-in-Charge. (s) Necessary make good of base/foundation of DG sets shall be done by the contractor as per existing specifications, if the same is damaged during currency of contract. (t) At the time of handing over of equipments after completion of the work all DG sets shall be serviceable, operational & in smooth running condition.
