NOTE:
(a) The work under this contract shall be carried out through OEM of the lifts or their authorised agents complete all as described in Sch, special conditions, particular specification, MES SSR and as directed by GE / Engineer-in-charge.
(b) The Contractor shall enter into a MOU with the OEM for ANNUAL MAINTENANCE CONTRACT for maintenance of lift. The MOU for the post warranty/ post defect liability period between the contractor and OEM shall also be submitted prior to the commencement of work.
(c) The cost of all replaced defective parts and spares, other than mentioned is deemed to be included in quoted unit rates and nothing extra will be paid to the contractor on this account.
(d) The comprehensive/preventive/periodical maintenance includes weekly, fortnightly, monthly, quarterly, half yearly inspection testing as per service manual in presence of JE E/M & MH Bhopal REP as given in PS. The inspection/ test report will be submitted to Engineer-in-charge before payment of RAR.
(e) The complete records of replaced spare parts, other than mentioned will be maintained and will be produced to Engineer-in-Charge on monthly basis or as and when asked to produce the same.
(f) The AMC shall become in force immediately after issue of work order No 01. The lifts will be handed over to contractor in as and when condition and cost of all kind of repair/replacement of item to make it fully functional other than mentioned is deemed to be included in quoted unit rate and nothing extra will be paid to the contractor on this account.
(g) If the contractor fails to carry out minor repair / replacement and to keep the lift in running condition within 04 hrs., the contractor shall pay penalty charges as under: (i) Upto 12 hours - Rs 500.00/HR (ii) Above 12 hours and upto 24 hours - Rs1000.00/HR (iii) Above 24 hours - Rs1500.00 /HR
The decision of GE in these regards shall be final, conclusive and binding. (h) The cost of transportation (to and fro) and other necessary equipment shall be arranged/brought by contractor to complete the job and nothing extra will be paid to the contractor on this account. (j) The contractor shall display the OEM/authorised agents of OEM mobile/contact no in each lift car & at lift lobby and update from time to time.

Surgeon Control Panel for OT: All the controls within the theatre will be located on a membrane type control panel mounted in the theatre wall either as a single panel or individual. A remote distribution board is to be provided to allow access to the panel for maintenance, without access to the theatre. The panel will incorporate all the necessary controls for the correct operation and monitoring of the equipment and services within the operating theatre. The time elapsed digital clock and real time digital clocks shall have high brightness characters, not less than 30mm in height. The medical gas alarm will indicate High and Low gas pressure for each gas service present in the operating theatre and will have an audible buzzer with mute facility. The medical gas alarms will be connected to local pressure switches located downstream of the last isolation valves. Each control panel should contain: -

Distribution Board: All high voltage equipment should be installed in a separate enclosure. The remote cabinet should house the operating lamp transformers, mains failure relays, electrical distribution equipment and circuit protection equipment for all circuits within the operating theatre. All internal wiring should terminate in connectors with screw and clamp spring connections of the Clip-on type mounted, on a DIN rail and labelled with indelible proprietary labels. Individual fuses or miniature circuit breakers should protect all internal circuits.

X-Ray Viewing Screen: The system should electrical safety codes for high & low voltage system. The theatre is to be equipped with a 2-plate X-Ray viewing screen. The X-Ray viewing screen of minimum size 800 mm x 400 mm should be illuminated by 4 pieces of high frequency fluorescent lamps and the dimming is controlled by the usage of dimming ballast with the PCB that is mounted inside the box. The diffuser should be able to diffuse the light evenly and to provide enough luminance for film viewing. The film should be held firmly by using spring-loaded clips with rollers for ease of mounting and demounting. The body should be built by using electrolyzed steel with powder coated. It should work on a PCB button control system.

HATCH BOX: A Hatch shall be provided in each major operation theatre to provide supplies to the functional OT without having to open the main door in order to minimize air currents. The hatch should communicate with the clean corridor adjacent to the respective OT. The UV light should be so installed that it is kept on while both the doors are closed, this UV light has to be automatically turned off in case of opening of either of the doors. There shall be indicators on both side of the OT so that door open / close status can be monitored from both ends.

Single Service Area Valve Service Unit - It should fully comply and meet with NFPA 99 or HTM 0201, C11, and must be duly CE marked with CE no. specified on it. The Area Valve Service Unit (AVSU) should incorporate a ball value with NIST connectors either side, mounted in a lockable box with emergency access. The valve should be complete with copper stub pipes that extend to the outside of the box to enable easy connections to the Medical Gas Pipeline System (MGPS). The valve should operate from fully closed to fully open with a quarter turn of the handle. The spades should be injection moulded and colour coded to show through or blank identification. Should be full bore values for minimum pressure loss and should have lockable in open or closed position.

Twin Dome Operating LED Light -1 No for each OT. It should be LED which should provide direct, reflection free illumination. It should have LFL lens combination and have the primary optics which guides the light in a parallel beam, while secondary optics ensures beams of coherent light. The results should be an excellent illumination in the OT field in terms of area and depth. It should be cold infrared -free light. It should be flat, sealed light body specially designed for laminar flow ceilings. It should have flow optimized light head and reduced surface temperature of dome to minimizes turbulences in laminar air flow. It should have IR-free illumination to avoid tissue desiccation and sweat on the surgeon's forehead. It should have optimized ratio light head/light field diameter. The high illumination intensity should be 160000 lux (120000 lux for minor OT) at 1 m distance. It should have deep field illumination L1+L2 equal to or greater than 800mm. It should have adjustable light field from 180mm to 300mm to provide flexibility of surgery. It should have twin identical light head of 160000 lux each (120000 lux for minor OT). It should have minimum colour temperature 4700K. However variable colour temperature is also acceptable and preferable. The colour temperature should remain constant during changes in intensity. It should have colour rendering index RA95. The temperature increase at surgeon head should be 10 C and temperature on surface light head 370C. It should have light head dimmable (upto 8 steps) with range approximately 70000 to 160000 lux (70000 to 120000 lux for minor OT).

Hermetically Sealed OT Door with automation. The entire door should be duly CE/ISI marked. It should be a Hermetically sealed single leaf Main door Size: 1800 x 2100 mm Main door (01 No) with vision panel 300 x 300mm (glass sandwich - viewing glass in the door blade). Test certificate from the lab from the manufacturer's place for 99.99% hermetically sealing should be provided. The track should be of extruded aluminium profile and its running surface for the top rollers should be placed at an angle of 45°. The door blade should be provided with a special rubber gasket, all around the door blade, a hermetic sealing is then realized. The hermetically closing should be 99.99986% air tight at pressure of 100 Pa. The opening must be three sided finished with 9mm board and finished on the visible side with 0.9mm, hard plastic laminate. The finished floor in the opening and in the sliding space must be level; maximum deflection should not exceed ± 1 mm. Doors should be capable of being manually operated in the eventuality of failure of micro processor

Pressure Relief Dampers: Each Stabilizer should comprise of a carbon steel case and matching slip over rear flange. The carbon steel housing should contain up to four grade 304 stainless steel blades, which pivot upon sealed for life bearing assemblies. Balancing is to be carried out utilizing a proven balance weight assembly. Individually balanced stabilizers should be accurate to a range of 1 Pascal over their working range of 5-35 Pa. Scope of periodical and preventive maintenance includes the following:-
(i) To check the alignment of all machineries and rectify if necessary.
(ii) To check and correct the weight arrangement of each machine and adjustment it by the microprocessor card.

Note:- Other conditions
(i) The tenderer shall provide one technician/site engineer along with necessary staff and requisite T&P quarterly for inspection of plant and to rectify faults for smooth functioning of the mechanical laundry plant.
(ii) The minor part required during periodical maintenance for smooth functioning of mech laundry should be included in the unit rate quoted by the tenderer.
(iii) The major part should be replaced (only if required) and measured & paid separately.

The purpose of the annual service contract is to:
(i) Ensure SMOOTH operation of system / Ensure up time.
(ii) Corrections in Operation & Maintenance Practices to explore the chances of Operating Cost Reduction.
(iii) Check the possibility of operation cost reduction by modifications. Efficiency optimization improvement.
(iv) To get the Maximum out of Annual Maintenance of the System.
(v) Better planning for Spares/consumable Stocking to avoid the delay at the time of break down,
though as authorized franchisee of Thermax, we are maintaining sufficient quantity of spares in our Bhopal Godown.
(vi) 100% availability of the unit for the service run.

Scope of ANNUAL SERVICE CONTRACT: The ANNUAL SERVICE CONTRACT for the Softener Plants shall be offered in 6: 6:1 i.e. six visits of one day each for the once in two months (General Check up), Six visits breakdown (on demand), one visit for over hauling.

Details of the work description during visit is as under
Once in two months Visits: This shall be a “1 DAY VISIT” once in two months during which the following activities shall be carried out:
(i) Overall Survey of the Installation.
(ii) Check number of streams & flows etc.
(iii) Check Inlet/Outlet parameters, Flow rates.
(iv) Intermediate quality parameters.
(v) Evaluation of available Instrumentation.
(vi) Log books details.
(vii) Raw Water Analysis in terms of Ca, Mg, Na, Cl2, TDS, Hardness, Free Chlorine, Ph .
(viii) Checking existing Analysis Facilities available at site. If not available collection of Feed,
Softener Outlet, samples Each Unit details like diameter, Instruments available.
(ix) Specific Problems if any.

Evaluation of Data Collected in visit: The data collected during the visit shall be evaluated for the following:
(x) Flow rate per unit & suitability of existing unit based on size.(xi) Softener process calculations cross checking with respect to present feed water analysis chemicals adequacy.(xii) Activity plan for Annual servicing indicating customer input requirements like shutdown period, manpower requirement, chemicals requirement(xiii) List out the spares required during the Annual Servicing.(xiv) Recommendation on Replacement of Instruments if required.(xv) FEED BACK REPORT to customer with the above evaluation report along with the activity plan. After this a final report shall be submitted giving the summary of operating parameters like Flow rates, Inlet outlet parameters, improvements observed, recommendations on replacements & spares stocking. During this visit the following shall be checked:(i) Overall Survey of the Installation.(ii) Check Inlet/Outlet parameters, Flow rates.(iii) Specific Problems if any related to hardware.

BREAK DOWN Visit : Three visits are planned for break down. If more visits are paid for attending break down, they will be adjusted with once in two months visits.(i) Learn the detail background of the problem on the phone prior to the B/d visit.(ii) Identify and resolve the problem immediately if possible through guidance or arrest the Symptoms.(iii) Identify problem.(iv) Root Cause analysis.(v) Rectify the problem at root cause.(vi) Equipment put back in action.(vii) Inform customer nature of breakdown / malfunctioning, cause of the problem and the solution.(viii) Also inform the customer about the action taken / to be taken.(ix) Inform customer about the action to be taken to avoid repetition of problems. (x) Track breakdown, component failures.(xi) Unit put back in to operation.

OVERHAULING Visit : This shall be OVERHAULING visit once in year for the period of 1-2 days maximum depending on the size of the unit.

(iii) Detailed Analysis of Influent & Outlet Effluent if required. We will do standard analysis by
which we can optimize the unit and check the performance, like TDS, pH, TH, Talk, Cl, etc.
(iv) Facilities for Inspection & Checking if required.
