Comprehensive and annual maintenance of Central AC Plant water cooled type capacity 3 x 265 TR (2 x working + 1 Standby) water cooled screw chiller alongwith all connected low side equipments and control panel including replenishment of refrigerant gas and carrying out all preventive maintenance as per standard practice four times in a year with scope of work as under for complete serviceablity of whole AC plant unit throught out the year all as specified and directed. Note : The AMC shall be carried out by Voltas Ltd or his authorised service provider/ associates. An authorisation letter of current period on letter head of Voltas Ltd, mentioning the name of work, tender no and name of contractor shall be submitted by contractor before commencement of contract. Details of plants/equipments/machinery at Central AC Plant of 5 AC sheds are as under: (a) Water Cooler Screw Chiller Unit 265 TR, Model: VLWHX270SNAUM2BQER Make: Voltas - 03 Nos. (b) Vertical Electrical Hot Water Generator 270 KW with LT Panel Make: Emeralds Airtech - 2 Nos. (c) Cooling Tower 600 TR Make: Bell - 1 No. (d) Primary Chilled Water Pump set 676 GPM with VFD Make: Armstrong - 03 Nos. (e) Secondary Chilled Water Pump set 249 GPM with VFD Make: Armstrong - 05 Sheds x 02= 10 Nos. (f) Primary Hot Water Pump set 410 GPM with VFD Make: Armstrong - 02 Nos. (g) Secondary Hot Water Pump set 71 GPM with VFD Make: Armstrong - 05 Sheds x 02= 10 Nos. (h) Condenser Water Pump set 814 GPM with VFD Make: Armstrong - 03 Nos. (j) AHU air qty 31450 CFM Make: Euroclima - 3 Nos. (k) AHU air qty 30970 CFM Make: Euroclima - 2 Nos.

SCOPE OF WORK FOR CHILLERS (i) Carrying out quarterly inspection of equipments listed above as a part of preventive maintenance (PM) in accordance with relevant PM check list and as per schedule :- (a) Checking the Central AC or refrigeration system and equipment such as compressor and their electrical control on the respective equipments. (b) Checking the refrigeration system for any leaks. (c) Checking the electrical and refrigeration control system for operation and adjustments of set values as necessary. (d) Lubrication of all necessary points in the system and its components in line with the checklist. (e) Changing of unserviceable parts (not whole as chiller, control panel, reciprocating compressors, screw compressors, centrifugal compressors, motors) or repairing or re-calibration as may be necessary in case of motors and compressors. (ii) Carrying out once in a year, chemical (tube brushing) de-scaling of water-cooled condensers. (iii) Carrying out if, found necessary, chemical (tube brushing) de-scaling of evaporator. (iv) Carrying out once in a year, testing of lubricant and water (chilled water system and water cooled condensing systems only) samples. Lubricants shall be changed as per schedule prescribed in the maintenance manual of the equipment concerned or if the sample indicates un-acceptable quality. Quality limits are as per prescriptions by the equipment or lubricant manufacturers, whichever is higher.

(v) Attending to breakdown calls. (a) Parts and consumables shall be provided free of charge. (b) Attending to the plant immediately when called upon and attending to complaint / breakdown calls whenever required. (c) Contractor shall depute qualified experienced team for comprehensive annual maintenance as specified in CA. If, any defects arise or serviceability of chiller plant is affected in between the periodicity of checking, contractor shall depute his team immediately for rectification on intimation. If, contractor fails to send his team for rectification action, the penalty of Rs.10000/- per day for delay beyond 24 hrs of intimation by Engineer-in-Charge shall be imposed. SCOPE OF WORK FOR PUMPS (i) Four Preventive Maintenance Services as per schedule & prescribed check list including alignment of pump and motor, greasing of bearings, leaking of glands, tightening of motor terminals. (ii) Attending of the complaints as & when required. (iii) Replacement of switchgears as & when required. (iv) Supply and replacement of gland packing as & when required. (v) Replacement of mechanical seal & replacement of bearing as & when required. (vi) Supply and replacement of rubber coupler as & when required. SCOPE OF WORK FOR COOLING TOWERS (i) Four Preventive Maintenance Services as per schedule & prescribed check list including motor, greasing of bearings, tightening of motor terminals, cleaning of cooling tower fins. (ii) Attending of the complaints as & when required.
