NOTES FOR ITEM NOS: 1.01 to 1.33 and 4.01 to 4.04 (a) Rates quoted under Col.6 for Serial Nos.1.01 to 1.33 and 4.01 to 4.04 shall be for manning and operation, comprising of materials and labour complete unless mentioned otherwise.
(b) The comprehensive maintenance shall be for a period of 48 months wef satisfactory completion of defects liability period for the equipments installed under Item No. 1.01 and manning & operation shall be for a period of 60 months including the defect liability period.
(c) The contractor shall be responsible for periodical maintenance, as per maintenance schedule attached and specified including renewal / replacement of parts, fittings / fixtures filling of refrigerant gas etc required for smooth functioning of the plant as per manufacturer’s instructions
(d) Maintenance of log sheet and all maintenance record shall be responsibility of contractor and no stationary shall be provided by Department. Format of log sheet and maintenance records etc shall be decided by GE/ Engineer-in-Charge.
(e) The contractor shall ensured the neat and cleanliness of all equipments installed within the premises and surrounding of AC plant room, cooling tower, water tanks, ducting, AHU rooms etc.

(g) Manning and operation of central AC plant shall be carried out round the clock in three shifts each 08 Hrs through the ITI in Ref. and Mech. qualified tradesman.
(h) During the defect liability period, the payment of manning and operation of AC plant shall be made and comprehensive maintenance part shall be covered into the quoted rate of central AC plant (Installation work) being within the defect liability period. The contractor shall keep the personnel on installation with such qualification who can operate the central AC plant as well as carryout the preventive / routine / breakdown maintenance. The quoted rates shall deemed to be included all above mentioned factors under Serial item Nos: 4.01 to 4.04.
