Comprehensive and Running maintenance of central Air conditioning Plant of Capacity 3 x 25 TR including Sundays & Holidays for respective equipments as listed below:- (a) Periodical, preventive and comprehensive maintenance complete package chiller units each consisting of 3 x 25TR water cooled screw chiller units along with,Cooling Tower , motor and its condenser,microprocessor based control panel complete system including submission of preventive periodical service reports. Total no of package chiller units -03 Nos. (b) Preventive, Comprehensive and routine maintenance of following equipments:- (i) Cooling Tower, Chiller pump sets along with motors -03 Nos. (ii) Condenser water pump sets along with motors -03 Nos. (iii) FRP cooling towers complete with motor, fan, gear box (iv) Condenser water pipe lines and its control vales complete-Lot. (v) Chiller water pipe lines and its control valves – lot. (vi) AHUs complete with accessories such as casing, chilled water coil, drive motors control panel etc complete 3 Nos AHUs. (vii) Controls for AHUs comprising of three way mixing valves with modulating motor, thermostat and humidistat-3 Nos. (viii) Cubical type floor mounted main LT panel consisting control switch gear, starters of pump sets, cooling towers and its single phase preventers, no volt and under volt protection system, meters indication lamps complete-01 No. (ix) Sub control panel provided for AHUs including controls starter meters and protection system -03 Nos. (x) Central control console panel comprising of ON/OFF push buttons and ON/OFF indication lights -01 No. (xi) Chiller /condenser control units/ display unit, Contactors, MCCB/MCB, filters, stainers, drier filters, valve, thermometers, NRV, wiring or other any defect related to units. (xii) Repair to AHU's induction motors, belts, fan, relays, actuators, motoried valve or any other type defects including abnomal sounds from AHU's - 04 Nos (xiii) Cleaning/washing of chiller/condenser unit, AHU Pre filters with pressuriezed water and detergent etc. periodically to remove dust and scale formation due to natual calamities water chiller pump.

For Item No 1 & 2 Note 1: The Annual Maintenence contract shall cover following scope of work. a) Compressor oil, lubricant grease, replacement of defective bearings of pumps and motors, solenoid valves, v-belts, contactors, relays, cable lugs, electrical measuring meters, selector switches, fuses, rewinding of motors, repairs to pumps,chilled water piping system, cooling towers, panels/ starters/ refregerant controls /lubricant oil/refregerant as and when required and all as directed by lthe Engineer-in-Charge. b) Checking the functioning of Chiller unit/Air Handling unit/Pumps/Controls and all such equipment covered under the contract. c) Free replacing of defective/worn out parts with new or repaired parts for compressor/thermostat/ cut outs based on requirement is also including in quoted rate. d) Repairing of equipment at site/service station as per requirement. .e) Descaling of condensers/chemical cleaning of evaporator coils based on Rep of OEM assessment and working parameters of the plant. f) Refill refrigerant gas and compressor oil in the system excluding sealed compressor is also included in quoted rate. as and when required.

Contd/-... g) Checking of compressor for its proper working. i). Annual pumping-down and restarting as and when required. j). Checking of Microprocessor control panel, control boards, transducers of packaged chillers/condensing unit for their correctness and replace if necessary. k) Replacing of parts due to wear and tear. Note 2: (a) All the spares and major items are included in the comprehensive maintenance cost . (b) Contractor shall inspect the servicebility of all Machinery during taking over and make serviceable if required (All costs are included in quoted rates) submit the servicebility/defect rectification report in writing within reasonable time frame. After getting the servicebility of all plant and equipment only Annual maintenance will start commencement. After commencement of AMC incase of failure of operation of plant Penality clause as per CA will be applied.

(i) The tenderer shall have to replace the U/S material with OEM materials only. The Cost of replacement of major/minor spare parts not to paid separately, old materials will be contractor property & included in the rate quoted (ii) In Case any accident occur of any indl like mechanic/helper/user during maintenance of above mentioned Air conditioner/Unit. The Contractor is liable to pay compensation to the indl as decided by the contractor authority. Principal employer will not be responsibile for the same. (iii) If complaint not attended by the contractor with in 5 hrs the penalty of Rs 1000/- per hrs to be imposed & amt of penalty will be deducted from RAR. (iv) The cost of transportation (to & fro) for all kind of necessary equipment T & P shall be arranged/brought by the conractor to complete the job at site, stationery for maintenance of record. No extra cost shall be paid to the contractor to this effect. (v) Complaint shall be lodged by telephonically, therefore the contractor must specify the telephone No that will be avalable to receive complaint round th clock, After attending the complaint contractor will obtain the signature from rep of users/AGE/GE every day on a token of Complaint attended.

(vi) The item no 1 and 2 consist of comprehensive, preventive and periodical maintenance of Bluestar 55 x 3 and 25 x3 Ton) centralised AC Plant at 2003 Stn Mohammadpur under GE (AF) Gurgaon. The work under this contract shall be carried out through authorised dealer/Technician repairer of M/s Bluestar Ltd only all as described in item No 1 and 2 special conditions, particular specification, MES SSR and as directed by GE/ Engineer-in-Charge. Comprehensive and preventive mainteanance shall be carried out by the contractor shall upload/ submit the scanned copy of MOU with OEM i.e. Buestar Ltd in cover no 1. faliling which the tender application/bid will be summarily rejected. The contracor will also submit the physical copy of MOU along with their application and DD in the office of tender inviting authority prior to bid opening date (Cover no 1) failing which bid submitted by the contracor will be summarly rejected. The MOU will be signed by both the parties (i.e.) contracor and OEM as per performa (Appx 'E') as approved list by E-in-C's Branch enclosed as Appendix 'F' on a non judicial stamped paper of Rs 100/- duly authorized.

Dismantaling & Reinstallation of Compressor. Dismantaling & Reinstallation of EXV, Dismantaling & Reinstallation of Drier, Leak Testing, N2 Pressure Testing, Flashing, Vaccumization, Refregrent Charging and commisioning of (XWCS2026AR2) Chiller Units complete all as specified and as directed.

Supply & Charging of Refrigrent for compressor of centralised AC plant complete all as specified and as directed.

Supply & Installation of Contactor 16 A complete all as specified and as directed.

Supply & Installation of Contactor 63 A complete all as specified and as directed.

Descaling or Wet wash Service with chemical of Condenser complete all as specified and as directed.

Supply of EXP VALVE-HFES-10 For (XWCS2026AR2) HSN (848180500) complete all as specified and as directed.

Supply of DX CONTROLLER(LCD)3COMP AC (TANDEM) for (XACYS2060R2) HSN (85381010) complete all as specified and as directed.

M&L for servicing of Split type AC capacity 1.5 ton / 2.0 ton , cleaning of Indoor / outdoor unit, cooling /condensing coil , reinsulation of refrigerant tubing , replacement of worn out spare parts of AC & checking wiring and renewing side and straight thimble, material for soldering (LPG Gas breezing rod, breezing power), drain out pipe of required length as per site, fastner, nut bolts etc for complete all as specified and as directed. Note: Quoted rate deem to included brass nut and brass end caps, brass nuts, brass coupler nuts and brass gas refilling valve of any size and type. Worn out spare parts will be measured and paid separately under respective items of the Schedule.

M&L for detecting the cause of leakage by nitogen gas flash method or soap method in any type/capacity1.5 ton/2 Ton of AC in position and ensuring the complete system leak proof, by soldering and brazing and charging full or top up with refrigerant gas (R-22 & R-410a) with appropriate quantity as per site including testing for smooth functioning complete all as specified and as directed. Note: (i) Refilling and toping up of refrigerant (R-22 & R-410a) as required on site is deemed to be included in quoted rate. (ii) T&P, Nitogen (any qty) required site to work on height and soldering & brazing is deemed to be included in quoted rate. (iii) Demounting of units (indoor and outdoor) from their position or from height and refixing back at height is deemed to be included in quoted rate. Contractor has to arrange for its own labour & T&P for demounting & refixing. No extra payment will be done for demounting & refixing.

M&L for rewinding of the blower motor 1/6,1/5,&1/8 HP of AC any type /capacity with same gauge super enamelled copper wire complete including taking out old unserviceable winding kit complete all as specified and as directed.

M&L for rewinding of the outdoor fan motor any type /capacity ((upto 1/13 HP, 800 rpm, 57 watt) thermally protected with same gauge super enamelled copper wire complete including taking out old unserviceable winding kit complete all as specified and as directed.

Supply and fixing in replacement of outdoor fan Blade for AC upto 2 ton as per site, complete as directed. Note: Sample shall be checked at site before procurement to match the existing models.

Supply and fixing in replacement of starting relay of existing makes and capacity duly ISI marked for AC W/T and split type 1.5/2 Ton capacity as per site requirement, complete all as specified and as directed.

Supply and fixing in replacement of starting capacitor of existing make and capacity (40/60 & 80/100mfd) duly ISI marked for window type A/C 1.5 ton and split type AC 2 ton complete all as specified and as directed.

Supply and fixing in replacement of three state running capacitor of existing make and capacity (50/6, 45/5 & 36/6mfd) duly ISI marked for window type A/C 1.5 ton and split type AC 2 ton complete all as specified and as directed.

Supply and fixing in replacement of refrigerant tubing for suction /discharge of (5/8, 1/4, & 1/2 )including insulation tubing all as per site requirement and as directed by Engr-in-Charge.

Supply and fixing in replacement of of capacitor 10 Mfd blower motor ISI marked complete all as specified and as directed.

S&F in replacement of PCB card, board type/box type (2 PCB cards fabricated in one box) suitable for existing split type AC 1.5/2 Tone AC of any make/model complete all as specified and as directed.

Supply and fixing in replacement of allen key type hand shut valve suction for split AC 1.5/2 Ton complete all as specified and as directed.

Ditto item No 29 but allen key type hand shut valve discharge for split Ac 1.5/2.0 ton complete all as directed

S&F in replacement of cooling coil of indoor split type AC 1.5/2.0 Ton capacity complete all as per existing make and model

Supply and fixing in replacement of Split AC Remote (for any make AC) as per model on site. Note: Sample shall be checked at site before procurement to match the existing models.

M&L and T&P (any type) for shifting of Split AC of any capacity both indoor, outdoor & its connected accessories (like drain out pipe, copper tubing, frame etc.) by properly demounting from one location and re-fixing it in other location as per user requirement including cutting hole and removing old copper pipes and using same for the new location and testing/commisioning after making proper connections by deploying sufficient labour and tool, complete all as specified and directed by EIC. Note:- (i) Any type of civil work involve in shifting is deemed to be included in quoted rate. (ii) Shifting can be on same floor or to higher floors or any other location, no extra payment will be made for labour and transportation. (iii) Cost of refrigerant gas charging of unit (full or top up) is deemed to be included in quoted rate. (iv) Any extra item required at site due to difference in location will be measured in relevant item.

Supply and fixing in replacement of Industrial socket sheet metal enclosure with socket plug top and MCB single pole and neutral with a two pin and earth plug and socket with one single pole MCB of 20 Amp complete.

M&L for servicing/detection/rectification of leakage of gas in the system and gas charging in the system with appropriate quantity of gas including testing for smooth functioning of water cooler of capacity 80/40 ltr, 120/40 Ltr, & 150/150 Ltrs complete all as specified and as directed. Note:- (i) Unserviceable condensing coil if required shall be measured and paid separately. (ii) Refilling and toping up of refrigerant (type and quantity) as required on site is deemed to be included in quoted rate.

Supply and fixing in replacement of compressor reciprocating type (hermetically) sealed suitable for capacity 80/40, 120/40, 150/150 litre water cooler complete all as specified and as directed. Make: Emerson/Hitachi/LG

Supply and fixing in replacement of thermostat switch suitable for existing of water cooler any make and capacity complete all as specified and as directed. Make: Renutrol/Indofos/Annapurna/Totaline

Supply and fixing starting relay and overload relay suitable for existing size and make of water cooler complete all as specified and as directed. Make: Epcos/Asian

Supply and fixing in replacement of starting capacitor for water cooler of suitable for existing size & make of water cooler complete all as specified and as directed.

Supply and fixing running capacitor suitable for existing size & make water cooler complete all as specified and as directed.

Supply and fixing drier/filter of suitable capacity, complete all as specified and directed.

Dismantling of old defective condenser fan motor of water cooler of any make and capacity and refixing and testing the same after rewinding with super enameled copper wire of existing gauge or gauge as approved by Engineer-in-Charge including replacement of shaft/ bush etccomplete all as specified and as directed.

S&F in replacement of of fan blade of condenser motor of any make and capacity of water cooler complete all as specified and as directed.

M&L for servicing of deep freezer any capacity and size including cleaning greasing including detecting the cause of leakage by nitrogen flash method in any type/capacity and ensuring the complete system leak proof and charging full or top up with refrigerant gas with appropriate quantity as per site including testing for smooth functioning complete all as specified and as directed. Note : (i) Refilling and toping up of refrigenrant (any type and any quantity) as required on site is deemed to be included in quoted rate. (ii) Fixing of Anti freeze, drier/filter, brass nut, bolts, thimble, wiring, valves etc are deemed to be included in quoted rate.

Supply and fix in replacement of starting relay of deep freezer of any size & make complete all as specified and as directed.

Supply and fix in replacement/ thermostat switch for deep freezer any make & capacity complete all as specified and as directed.

Repair and maintenance of refrigerator of any capacity capacity including replacement of following unserviceable parts starting relay - 01 No., over load relay-01 No, capacitor 20 mfd -01No, Door opening handle - 01 Set, freezer chamber - 01 No, Door panel complete - 01 set, thermostat switch - 01 No, vegetable tray-01 No, Door rubber beeding set - 01 Set, ice tray - 02 Nos. Testing and commissioning of refrigerator after repair in its original location all as specified and directed.

Supply and labour for charging of Refrigerant gas R-22 in cooling appliances of any type and capacity, complete all as specified and directed. Note: Labour cost for charging is deemed to be included in quoted rate. Since R-22 is flammable & exposive gas, contractor has to make sure for the safety and take adequate safety measure for technicians/ labour during charging gas. Deptt will not be responsible for any accident nor liable to pay any compensation to victim or contractor.

Supply and labour for charging of Refrigerant gas R- 410a in cooling appliances of any type and capacity, complete all as specified and directed. Note: Labour cost for charging is deemed to be included in quoted rate. Since R-410a is high pressure & exposive gas, contractor has to make sure for the safety and take adequate safety measure and suitable tools for technicians/ labour during/for charging gas. Deptt will not be responsible for any accident nor liable to pay any compensation to victim or contractor.

Dittoas above item No 49 but Refrigerant gas R- 32 in inverter type Split AC and any capacity complete all as directed

Supply and labour for charging of Refrigerant gas R-134 a in cooling appliances of any type and capacity,refrigerater,water cooler & deep freezer complete all as specified and directed. Note: Labour cost for charging is deemed to be included in quoted rate. Since R-134 a is high pressure & exposive gas, contractor has to make sure for the safety and take adequate safety measure and suitable tools for technicians/ labour during/for charging gas. Deptt will not be responsible for any accident nor liable to pay any compensation to victim or contractor.

M&L for visiting of Technician on site and checking, inspecting & detecting fault in AC's, Deep Freezers, Water coolers & refrigerators of any capacity, type, any make & model by technicians and rectifying minor defects on site and noting down material required to make cooling appliance functional in next visit. Note: (i) Spare required will be measured saperately. (ii) Servicing visit will not be measured under this item.

M&L for servicing of room desert cooler of any make size by cleaning, oiling & greasing, checking of defects and rectifying unserviceable switches, control switch etc adjusting and setting for work including complete electric wiring with 3 core flexible cable plug top and testing complete all as specified and as dirceted by Engr-in-Charge.

M&L for rewinding of fan motor of desert cooler with super enamelled copper wire of existing gauge or gauge as approved by Engineer-in-Charge complete all as specified and as directed. Note: replacement of bush bearing is deemed to be included in quoted rate.

M&L for replacement of tullu pump submersible type for desert cooler having, 2mtrs head, 500l/h discharge rate, 25 watts, single phase, complete all as specified and as directed.

Supply and fix in replacement of New fan motor of 120W, 220 Volts AC, copper winding, Class E insulation, 1500 rpm, steel shaft, including capacitor of 4 mfd for desert coolers complete all as specified and as directed. Note :- The contracter shall provide warranty period of 1 year from the date of replacement.

Supply and fixing in replacement of capacitor 4 Mfd blower motor & desert cooler motor ISI marked complete all as specified and as directed.

M&L for plastic distributor 3 way of superior quality as per site requirement complete all as specified and as directed.

M&L for PVC pipe 15 mm dia for desert cooler for inside connection of superior quality complete all as specified and as directed.

S&F desert cooler grasspad suitable for cooler of capacity 4000 cum/hrs & dimension of pad not less than complete all as sepcified and directed.

M&L for painting of cabinet body of room cooler with one coat of red oxide paint and two coats for desert cooler water tank with black enameled paint and outer body with smoke grey paint after preparation of surface complete all as specified and as directed.

Annual Maintenance ,Repair and making serviceable to fire fighting system including rewinding induction motor upto 75 HP and repair to pump upto 85 HP ,LT panel wiring ,pumpset starter contractors,replacing foot valve ,pressure switch ,hydrants,,pipe line ,sprinkler,etc and refiling of all the fire extinguisher ,installed at Auditorium cum cinema Hall including functioning of all components ,cleaning all devices ,replacing all defective spares/components ,comprising of the following installed and all as specified and directed . Note- a) Contractor shall give the Demo and training for all staffs about the fire fiting System the quoted rate is deemed to be included in the same. (B) T&P ,saftey belts ,ladder toolsetc required for working at hight of 80 ft are deemed to be included in quoted rate.

Supply and fixing fire Hydrant valve single headed of size 63mm dia with reel locking and CI wheel, complete all as specified and directed.

S&F Hose box made of 18 gauge MS Sheet 800mm X 600mm X 250mm with double door with 4 mm thick glasses and door frame made of 16 gauge MS sheet painted fire red out side and brilliant white inside yard, complete all as specified and directed. Note: 1) Painting and changing new locks and glass of existing serviceable boxes (20 Nos) as per requirement is deemed to be included in quoted rate

S&F pump CI stainers for suction, flange/threaded as per site, complete all as specified and directed of size upto 100mm dia.

Monthly Preventive Maintenance and servicing of 3 phase Online UPS of capacity 40 KVA make Sukam at Auditorium. APMC include following scope of work: (i) Repair /replacement of worn out parts as and when required.. (ii) Checking and rectifying/replacing PCB boards, logical units, LED light, LED display, logic control units, push button, switches, voltmeter, ammeter, cooling fan and motor, MCCB, MCB, transformer, insulators, bus bars, voltage stablizing unit, battery lugs and terminals and internal and external wiring. (iii) Servicing, oiling, greasing and checking periodically or as when required. (iv) Periodically checking and performing test like earth test, battery checking, battery backup checking, and maintaining battery back up of 45min at any instant. Note:- 1) Contractor is liable to make system serviceable throught the period of contract without any extra cost.2).If breakdown found due to any reason penalty of Rs 5000/-per day to be imposed and amount of penalty will be deducted from RAR.

S & F in replacement of Flat solar plate collector panels suitable for 100LPD solar water heater, free stand type, with copper tubings of suitable size enclosed in toughed glass from top and metal sheet base with back ground painted with black colour and PUF insulated of size as per site requirment, complete all as specified and directed by EIC. NOTE: 1) Panel should be BIS and CEC approved. 2) All accessories required at site for installation is deemed to be included in quoted rate. 3) Contractor must check size of panel as per existing before procurement.

Excavation in trenches n exc 1.5 wide and n exc 1.5 m in depth for foundation etc or for laying cable etc n exc 10 Sqm on plan and n exc 1.5 m in depth and getting out in soft/loose soil complete all as specified and as directed.

Returning filling in including spreading, leveling, watering and well ramming in layers exc 25 cm thick complete all as specified and as directed.

Removal of excavated material/surplus soil to a distance n exc 50m and depositing where directed at a level n exc 50m above the starting point complete all as specified and as directed.

Supply and filling river sand in trenches including spreading for cushioning of LT UG cable complete all as specified and as dirceted. Note : Punned down thickness shall be measured and paid .

M&L for sub class ‘B’ bricks old size laid flat dry in trenches over cable, across the direction of cable complete all as specified & directed .

Supply, laying and testing in replacement of cable XLPE insulated screened, PVC bedded galvanized steel strip or wire armoured electric power cable (heavy duty) with aluminium conductor 1100 Volts grade cross sectional area 3.5 core x 300 Sq mm. complete all as directed. Note : Provision of suitable double crimpped lugs and glands shall deemed to be included in quoted rates.
