The required prior work experience for the bidder includes having successfully completed similar nature of works as a prime contractor/promoters/developer during the last five years. The similar work experience required is for constructing/implementing residential/housing building projects of a height of minimum 16.5m/G or P+4. The required prior work experience for the bidder is as follows: - Three similar completed works, each costing not less than 40% of the estimated cost put to tender. - Or, two similar completed works, each costing not less than 50% of the estimated cost put to tender. - Or, one similar completed work of aggregate cost not less than 80% of the estimated cost put to tender. For Joint Venture, the bidder as a JV entity should qualify any one of the three qualifying criteria’s as listed above and: - The lead member should have experience in at least one similar project of 51% of any of the above qualifying criteria. - The other members should have at least one similar project of 30% of any of the above qualifying criteria. The bidder should have completed similar works during the last five consecutive years ending on the last day of the month. The bidder needs to provide details of all such works, including the cost of works, date of commencement, stipulated date of completion, actual date of completion, and built-up area in square meters. Additionally, the bidder should also provide information on projects under execution or awarded/LOI issued, including the cost of work, date of commencement, stipulated date of completion, and up-to-date amount of work executed. The value of executed works shall be brought to current costing level by enhancing the actual value of work, with enhancement factors applied for annual turnover, net worth, and completion cost of similar works. The enhancement factors are as follows: - 2024-25: 1.00 - 2023-24: 1.10 - 2022-23: 1.21 - 2021-22: 1.33 - 2020-21: 1.46 - 2019-20: 1.61 The bidder's average annual turnover should not be less than the minimum requirement, with the lead partner in a joint venture having an updated annual turnover of not less than 51% of the minimum requirement, and the remaining partners having an updated annual turnover of not less than 30% of the minimum requirement. The bidder's bidding capacity should be equal to or more than the estimated cost of the work put to tender, calculated based on the maximum updated enhanced amount of work executed in any of the last five financial years. The percentages of similar works completed for joint venture are: - Lead member: 51% - Other members: 30% The percentages of similar works completed for individual bidders are: - 40% of the estimated cost put to tender for three similar completed works - 50% of the estimated cost put to tender for two similar completed works - 80% of the estimated cost put to tender for one similar completed work.
