Notes for Serial Item No. 1 TO 1.04: [a] MANPOWER TO BE EMPLOYED: The contractor shall be required to employ required tradesmen with sound knowledge and adequate experience Round the Clock. All the manpower employed shall report to Office of AGE [E/M]/ Complaint Cell for day to day maintenance and efficient operation of Lifts. [b] The rate quoted is deemed to be inclusive of supply and fixing of all Major and Minor Spares viz. Mechanical / Electrical / Electronic / LED Lights etc. (except Spares catered vide Serial Item No. 2 to 18 of BoQ ) as and when required for trouble free, smooth and efficient functioning of lifts including overhauling as and when required to all mechanical parts of lifts, Rewinding of Electric Motors, repair/maintenance of Gear Unit, repair / maintenance of Door Drive, Controllers, Pulleys, Limit Switches, Relays etc. complete all as directed by the Engineer-in-Charge.

[c] All the safety measures including ARDs shall be ensured for serviceable condition round the clock and nothing extra shall be paid on these accounts. [d] All the maor items required for the repair of the lifts to be meausured and paid seperately under releveant items. [e] Emergency Light and necessary tools shall be made available in a tool box to the operator for smooth functioning of lifts. [f] Conveyance and communication system like mobile phone(without camera) etc. shall be provided by the contractor to all Lift Mechanics and Helpers. [g] The contractor shall abide by the latest Labour Rules and Minimum Wages Act. [h] Wages paid by the contractor to the persons employed shall not be less than the minimum wages fixed by State / Central Government from time to time whichever is higher.

[j] The contractor is responsible for making subscription towards Insurance, EPF, ESI, Labour Welfare Cess etc., as applicable and shall pay Gratuity, Bonus etc to the Workmen as per existing Labour Rules / Acts / Regulations and rate quoted shall be deemed to be included for the same. [k] DRESS CODE: The contractor shall provide the workmen with Dark Blue Colour Uniform [Formal Pant & T-Shirt] with labels showing / printed i.e. "Name of the Firm and Designation" on Front and "GE [SB] KARWAR" on the back of the T-Shirt along with protective clothing / gear. The contractor shall also provide shoes to the workers and the persons shall not be allowed to enter the work site without wearing shoes. [l] The contractor shall be responsible for all Accidents / Injuries happening to the workmen. Any accident causing Minor / Fatal Injury, Partial Disability due to any untoward incident or non-adherence to Safety and IE Regulations or fault in maintaining of Lifts System / Safety Mechanism or on account of any mishandling / wrong operation / lack of knowledge of safety precautions or on account of any circumstances beyond his/their control, the contractor shall be solely responsible for settling all claims of compensation to the deceased, failing which department will have a right to recover any sum indicated / claimed by Labour Commissioner / Court authorities. No claim whatsoever will be entertained in this regard. No compensation is payable by the department on this account. Contractor shall provide first aid boxes to meet any emergency situations.

[m] The contractor shall carryout the comprehensive maintenance of the lifts catered under subject work through the Original Equipment Manufacturer of that lift or from their accredited / authorised agencies only. The lowest bidder shall submit MoU from the Original Equipment Manufacturer of the Lift or from their accredited / authorised agencies to provide technical support, trained persons for maintenance & testing and spares before commencement of the work to GE. The spares shall be of the make as per existing or as per the OEM.The bidder has to upload (in cover - 1) and submit a MOU from the ESCON (OEM) or their authorized / accredited agency for this effect. A scanned copy of MOU shall be uploaded as packet - 1 (Cover 1) without upload and submission of hard copy of MOU from the OEM / accredited agency of OEM before opening of tender the respective bid shall be disqualified in Technical Bid evaluation and his finane bid shall not be opened (n)Monthly schedule for proper maintenance of lift and necessary dccumentation including all spare parts required to be replaced during the period shall be as per particular specification and as per maintainance manual provided by OEM. (o)The parts shall be genuine and from Original Equipment Manufacturer (OEM) and approved by GE & all minor spare parts and parts recommended by the OEM required for repair / replacement for maintenance of lifts to be replaced during AMC at no extra payment as per particular specification

Dismantling and taking out unserviceable cabin LED light of cap 8 wattts and supply and fixing of round LED Light of size upto dia 200mm of capacity 8 watts as directed by Engineer in Charge .

Dismantling and taking out unserviceable fan, Supply & Fixing in replacement of cabin fan suitable for lift of Make: Escon having sweep 300mm , min speed 2200 RPM, Air delivery 60CMM and min power 75W with rotatig grille and overload thermal protector complete all as specified and directed by Engr-In-Charge. Make: Conforming to cat part No 250523 of model Ultima cabina of Make: As recommeneded by OEM.

Disconnecting and dismantling full Height Infrared door sensor and supply, fixing. Testing and commissioning of Full Height Infrared door sensor as directed by Engineer in Charge Make ; ESCON or make as recommeneded by OEM.

Supply and Fixing in replacement of maintainance free batteries of capacity 12 Volts, 18Ah suitable for automatic rescue device of lift motor of cap 15 HP complete alongwith newbattery lead of copper conductor of 10 Sqmm cross-sectional area, multistranded, single core, PVC insulated fitted with lugs/ terminals at one end and brass terminals at other end, complete all as specified and as directed by Engineer-In-Charge. Note: The battery lead replaced shall have colour as per colour coding. all as specified & directed by Engr-in-charge.

Supply and Fixing in replacement of Automatic Rescue Device having capacity 96 Volts and suitable for lift motor of capacity 15 HP, upto 25 Amps, 960 RPM, 440 Volts AC supply as incomer,conforming to recent IS standards suitable for 08/13 passenger lift , G+09/11 landings installed at MAP Qtrs Arga of Make: Escon at Naval Base Karwar complete all as specified and directed. Note: The above quoted rate includes the control wiring required for the connection of new ARD alongwith batteries with the main drive assembly of the lift, testing of the ARD system after installation.

Dismantling and taking out unserviceable Main Drive and supply New Main Drive as directed by Engineer in charge Make : Escon or as recommended by OEM

Dismantling and taking out unserviceable Door Drive and supply New Door Drive as directed by Engineer in Charge Make : Escon or as recommended by OEM

Taking down unserviceable steel wire rope and supply and fix new main steel wire rope of 08 mm dia ungalvanised 8/19 construction including necessary connection as directed by Engineer In charge Note: The make of the rope should conform to current IS standars and test certificate in respect of the rope to be produced.

Taking down unserviceable steel wire rope and supply and fix new main steel wire rope of 10 mm dia ungalvanised 8/19 construction including necessary connection as directed by Engineer In charge Note: The make of the rope should conform to current IS standars and test certificate in respect of the rope to be produced.

Dismantling and taking out unserviceable Earthing wire and supply& fixing new earthing wire suitable with GI,8 SWG, for the motor,controller panel and other electrical equipments as specified and as directed by Engineer in Charge

Dismantling and taking out unserviceable over load sensor unit and supply & fixing new over load sensor unit suitable for lift of Make: Escon of capacity 544 Kgs and upto G+12 floors including necessary control wiring connectons upto lift operator room all as specified and as directed by Engineer in Charge. Make : Escon

Dismantling and taking out unserviceable Dynamic Breaking Resistor and supply and fixing new dynamic breaking resistor as specified and as directed by Engineer in Charge

Dismantling and taking out unserviceable floor announcement system and supply and fixing new floor announcement system including necessary connection complete all as specified and as directed by Engineer in Charge Make : Escon or as recommended by OEM

Supply and fixing RCCB 2 POLE of capacity 25 Amps including commissioning of the same all as specified and directed by Engineer-in-charge.

Supply and fixing RCCB 4 POLE of capacity 63 Amps including commissioning of the same all as specified and directed by Engineer-in-charge.

M&L for earth continuity conductor or main earthing lead fixed to wall on batten/recess/chase/buried in ground /drawn in conduit/pipe or fixed to poles or any other indicated situation for loop earthing with 20x3 mm copper strip all as specified and directed

M&L for supply and fix in replacement of motor encoder suitable for existing PMSM (permanent magnet synchronous motor)of lift of any capacity all as specified and directed by Engineer in Charge. Make- As recommended by OEM.
