Together with the new construction of a campus building and associated outdoor areas, the new construction of the Willy-Hellpach School represents a central component of the restructuring of the Heidelberg educational location Campus Mitte. The specialist teaching rooms for natural sciences and medicine/dentistry, including preparation, collection and differentiation rooms, are to be built in the new main building of the Willy-Hellpach School. A total area of approx. 650 m2 is planned for this. The basis for the services to be commissioned is the result of the architectural competition announced EU-wide in 2022 and concluded in July 2023. In accordance with the energy concept of the city of Heidelberg and the goals contained therein for sustainable and climate-friendly urban development, the construction of the new buildings is planned as a wood/wood hybrid construction in the passive house standard. The basic services for the technical building equipment of system group 7.1 (laboratory systems) in accordance with Section 55 Hoai with the service phases 1-9 with classification in fee zone II have been put out to tender. The city of Heidelberg plans to commission the object and specialist planners for the service phases 1-3 of all components. It is intended to initially award services from service phases 1-3 in accordance with Section 39 U. Appendix 11 No. 11.1 Hoai. The client reserves the right to transfer the services from service phases 4-9 in accordance with Section 39 U. Appendix 11 No. 11.1 Hoai to the architect if planning and implementation of the construction project continues. There is no legal entitlement to the transfer of these services. Eligible costs (from cost group 500, DIN 276) according to § 38 Hoai approx. 1,040,188.18 euros. The primary school in Sindlinger Wiesen is currently set up with 304 students and 15 classes with a 3.75-speed stream. In addition, there is one intensive class and one preparatory class with around 30 more students. Two smaller residential areas are being implemented in the school area, which will increase the school's classroom requirements with an entry level to 18 classrooms in the future. The school currently has a total of 16 classrooms available for teaching. The Main-Taunus district has taken over the sponsorship of school child care for the 2023/24 school year. Care is currently taking place in two classrooms and in containers rented from the city of Kelkheim, some of which are in very poor structural condition. The very small cafeteria is also housed in a container, which is not sufficient in view of the legal entitlement and the increasing number of pupils. Currently, due to the space available, only around 48% of the pupils can be looked after in the daycare. To make matters worse, the lunch supply capacity is already inadequate and therefore not all of the children in daycare can receive lunch. Contract notice - general guideline, standard regulation negotiated procedure with prior publication of a call for competition/negotiated procedure (services) Bad Wildungen, renovation and conversion of Brunnenstrasse 34 Twp On the property at Brunnenstrasse 34, the city of Bad Wildungen plans to renovate and convert the existing listed building and replace the extension with a new functional building. The main building is listed as an individual monument in the list of monuments maintained by the State Office for Monument Preservation as a three-storey, eaves-fronted half-timbered house from the 18th century. As part of a feasibility study, an inventory was carried out and various usage and conversion variants were examined. As a result, it is recommended that variant 3 - "market hall or catering or retail + residential" be used as the basis for further project development. Concrete usage structures do not yet exist and should be found in the design process if possible. In this variant, the ground floor and the first floor are connected and a plan is developed that allows different uses (e.g. market hall, catering, retail) on the two floors. On the ground floor, part of the ceiling is to be opened up so that a gallery floor can be accessed from here. This will create around 135m² of usable space. According to the study, additional usable space of 55m² for storage and sanitary facilities in the basement can be assigned to this use. During an inspection, it became clear that the floor would have to be excavated for this. Therefore, the architect must fundamentally check this proposal again before starting the actual planning. It may be necessary to accommodate the ancillary rooms on the ground floor and first floor for cost reasons. The second floor shows a maisonette apartment with 114 m² of living space. The attic is included in this use following a suggestion from the monument preservation authorities. In this variant, the ground floor zone is presented as a transparent steel and glass construction as a warm facade, behind which the existing load-bearing structure remains visible. The existing shop window extension is reinterpreted as a covered terrace in coordination with the monument preservation authorities. The costs for the Kg 300 and 400 are estimated at around EUR 1.23 million net for the recommended variant. These costs include the renovation of the existing building for residential use on the 2nd floor with attic as well as commercial use of the ground floor and the 1st floor. Also included is an adjacent functional new building with a staircase, ancillary rooms and an elevator that provides access to the upper floors and connects the level of the market square with the church square. This extension also includes a public toilet facility that can be accessed from the level of the church square. Operational installations for commercial use are not included. Also not included is an excavation of the basement floor in order to incorporate the basement into the usage concept. The Hess office in Neuenstein was commissioned with the building planning. The contract is awarded in the form of a tendering procedure (vgv) with a competition for the specialist planning of the structural design in accordance with Hoai § 49 ff. and Appendix 14 Hoai (2021). The specialist structural planning will be put out to tender in stages for phases 1-3 and phases 4-6+7+8 with special services in the - phase 2: safety measures during construction, variant calculations, load plan, - phase 3: advanced, verifiable calculation of essential load-bearing parts that is suitable for execution, advice on cost calculations, advanced quantity determination of wood / steel for the tender, - phase 4: evidence of structural fire protection, static evidence of structures not part of the structure (e.g. facades) - phase 7: participation in the review of offers - phase 8: checking the execution of the structure for compliance with the tested static documents, participation in the monitoring of the execution of structural interventions during conversions and modernizations. The overall project coordination is the responsibility of the commissioned architectural firm. Whether further contracts are awarded after service phase 3 depends on political decisions.
