The ... More basics: The Karl-Gärtner School at Wilhelm-Dietz-Strasse 5 is located on the outskirts north of Delkenheim, on a bend in the Wickerbach in a natural landscape with old trees. The school property of the Karl-Gärtner School (plot no. 1/6) has a size of 21,178 m². The school complex, which is listed as a cultural monument in accordance with Section 2 Paragraph 1 of the Hdschg, was built in two phases between 1963 and 1967 by the architect Daniel Jourdan. The loosely grouped one- and two-storey, flat-roofed pavilions in reinforced concrete construction with reddish-brown clinker bricks are connected to one another via walkways and spatially enclose the school yard. The school complex consists of a main building (old building) with an adjoining administration wing and cafeteria, a toilet building, a classroom wing (new building), a pavilion building, a school gym, a youth traffic school including a workshop (see attachments). The demolition of the school gym and the construction of the new double sports hall with club annex as well as the restructuring of the administration are currently being planned. Subject of the service to be commissioned: The services advertised include the services necessary to achieve a very good BNB silver status. This includes the coordination, moderation, testing and documentation of the services of all those technically involved in the project. Sustainability certification according to the Federal Sustainable Construction Assessment System (BNB) for classroom buildings 2017 (UN17). Certification of the buildings and outdoor facilities. The aim is to achieve a very good silver certificate (at least 75%). An 80% target (gold certificate) must be at least checked (see Appendix 6). The services to be offered include advising the client, architects and specialist engineers, certification services during the planning and construction phases and after completion, and evaluation, participation in regular planning meetings and individual coordination with engineering firms in accordance with the BNB sustainability coordinator service profile and the funding management services (Appendix 8 and Appendix 8.1). In addition, the program based on the BNB "Guidelines for Sustainable Construction for the State Capital Wiesbaden" (appendix 6), Resolution No. 0368 of September 28, 2023 of the City Council (STVV) (appendix 7) must be observed. The guideline defines additional requirements based on the BNB parameters. In addition, the aim is to achieve and register the QNG-NW23 seal with the "plus" requirement level. The contracting authority initially commissions the contractor only with the services from service phases 1 to 5 in accordance with the contracting authority's scope of work. After committee resolutions have been made, service phases 6 to 8 can be commissioned in further processing stages if necessary; The further processing stages are therefore subject to committee approval and can only be carried out with the approval of the necessary committee resolution to be applied for by the client. The existing study is to be understood as a fundamental review of feasibility; no concrete planning or coordination was carried out. +++ Scope of services for lot 1 (hls): Technical equipment for phases 1-9 in accordance with Sections 53 ff. of the Hoai, system groups 1, 2 and 3, with adapted scope of services due to general contract award (see attachments for details). +++ A phased contract is planned. The individual project stages will be called up successively as the project progresses. Contract notice – general guideline, standard regulation negotiated procedure with prior publication of a call for competition/negotiated procedure (services) Extension and addition to the central primary school in Hungen – specialist planning HLS The district of Giessen is planning to expand the additional space required for all-day care at the central primary school in Hungen by adding an additional floor and restructuring it. The central primary school was built in 1993 on a plot of land of approx. 10,000.00 m2 at Grassee 4, 35410 Hungen and the school is run by the district of Giessen. The building extends over two full floors with a gross floor area of 1,333.94 m2. In 2011, an extension of around 200 m2 was built to the north of the school, with a multi-purpose room with changing rooms. The primary school offers all-day and holiday care and currently has 309 pupils, who are taught in around 13 classrooms by around 29 teachers, including trainees. The central primary school has had increasing student numbers for years and, based on the new development areas being built and the associated demographic development, the already existing space requirement will increase. The starting point for the planned extension is that the central primary school will have 4 streams from the 2022/2023 school year, which means that there will be no classrooms, specialist rooms or an adequate cafeteria. The extension and the addition are intended to reflect the planned functional units in a coherent building structure. The existing building is to be increased in total area.
