Comprehensive maintenance of electrically/automatically operated, geared driven, 16 passengers (1088 Kgs) capacity Lift - 04 Nos, 1.5 m/sec speed having of 13 stops and 13 opening catered to serve from B+G+11 floors , Make: M/s Johnson Lifts Pvt Limited with checking, servicing, preventive/periodical, routine & corrective (break down) maintenance, cleaning, inspection and testing in and including repair/replacement of defective components/parts/fittings complete all as specified and as directed.

Comprehensive maintenance of electrically/automatically operated, geared driven, Goods Lift (2000 Kgs) Lift, 0.75 m/sec speed having of 12 stops and 12 opening catered to serve from G+11 floors , Make: M/s Johnson Lifts Pvt Limited with checking, servicing, preventive/periodical, routine & corrective (break down) maintenance, cleaning, inspection and testing in and including repair/replacement of defective components/parts/fittings complete all as specified and as directed.

Notes for item No 1 to 5 :- (cost of these shall be deemed to be included in the quoted rate of the contractor):- 1. Lift Mechanic will attend the complaint within 20 minute round the clock inculding Saturday, Sunday and holiday. If mechanic is unable to attend the complaint within stipulated time mentioned above, the responsibility lies on contractor and a sum of Rs 5000/- per hour of absence shall be deducted / recovered from the contractor dues on account of absence. 2. Cost of all the maintenance, repairs in and including replacement of any minor/major materials /components /parts including labour that too for the specific Lifts as indicated under Srl Item No 1 to 5 above to keep the lifts in perfect servicable condition and the rate quoted shall be deemed to be included in the quoted rates of the contractor. 3. The tenderer / contrctor shall have to submit the copy of MOU with OEM i.e M/s Johnson Lifts Pvt Limited at the time of commencement of the contract to carry out the preventive and comprehensive maintenance and repair including renewal, replacement of defective parts of passenger/good lifts. 4. Scope of Annual Comprehensive Maintenance (Type- Platinum) are covered under this tender:- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair/replace the faulty minor and major parts etc. of the equipments. (c) To ensure that alarm and intercom system are always working in case of emergency.

(d) To ensure sufficient illumination in car always be replacing LED lights as and when required, replacement cost of light included in the quoted rate. (e) To ensure car cabin fan is always in working condition by replacing air circulating fan in car cabin as and when required, replacement cost of fan included in the quoted rate. (f) Carry on the servicing, routine/periodical and preventive maintenance as per schedule mentioned under particular specification. (g) All periodical and preventive maintenance shall be carried out in presence of OEM (M/s Johnson Lifts Pvt Limited) Engineer. (h) Attend all break down as and when required. (j) Upkeep the system, recording, required reading and maintenance of log book of works carried out. If not maintaining daily/ forthnightly/ monthly/ quarterly/ half yearly/ yearly/ maintenance records and parts replacement register of each lifts the responsibility lies on contractor and a sum of Rs 1000/- per day shall be deducted from the contractor dues.

(k) Clear the car cabin, lift pit, car top, landing and car doors and machine room etc. If not cleaning the car cabin, lift pit car top, landing door, car door and machine rooms the responsibility lies on contractor and a sum of Rs 500/- per day shall be deducted from the contractor dues. 5. Equipments covered under the contract:- (a) Renewal of wire ropes and chain (where fitted) as often as required to maintain an adequate factor of safety to equalize the tension on all hoisting ropes ,repair or replace conductor cables and hoist way and machine room elevators wiring, cost of above included in the quoted rated . (b) Systematically examine and adjust the following components :- Machine , Worm Gear, Thrust Bearing, Drive Sheave, Drive Sheave Bearing, Break Contact, Lining and components, etc. Motors, Motor Generator, Motor windings , Rotating elements, Commutator, Brushes, Brush Holders, Bearing Coils, Resistance for operating and motor circuits, Magnet Frames and other Mechanical parts, etc. Controller, Selector, Leveling, Devices, Cams, Relays, car door & landing door sensors Solid states components PCBs, Transducers ,Resistors ,Condensers, Power Amplifiers, Transformers, Contacts ,Leads, Dash pots, Timing Devices ,Steel Selectors tapes and mechanical and electrical driving equipments, etc. Governor, Governor sheaves, shaft assembly bearings, contacts and Governor Jaws. Car and hall mechanical buttons, Car and hall position indicators, hall Lanterns, car direction indicators and all other car landing signal fixtures as installed by Johnson Lifts Pvt Limited. Deflectors or secondary sheaves, bearings car and counter weight guide rails and buffers, top and bottom limit switches, Governor tension sheave assembly, Compensating sheave assembly, Car counter weight and counter weight guide shoes including rollers or gibs. Interlock on hoist way door, hoist way door hangers, guides, automatic power operated door operator, car door hanger, car door contacts, safety shoes, load weighing equipments, car frame, car safety mechanism, platform, ARD including batteries etc.

(c) Furnish lubricants compounded to Johnson Lifts Pvt Limited stringent specification. (d) Examine periodically all safety devices and governors, and make all customary safety tests. (e) Others components / Parts, if any, not mentioned in the above items. 6. Scope of Replacement of following are cover under this tender :- (a)Replacements of old car cabine floor tiles from passenger lifts mentioned under Srl No.1 to 5. (b)Replacements of cabin lights with LED lights and car cabin fan of passenger and good lift mentioned under Srl No. 1 to 5 (c) Repair/ Replacements of u/s shaft lighting with electric wiring including 5/15 amp switch and sockets all lift mentioned under Sri No. 1 to 5. (d) Replacement ARD batteries and Emergency light battery including all connected accessories for all lifts mentioned under Srl No. 1 to 5 7. The contractor shall be responsible for handing over the lifts in serviceable condition in the time of completion of works duly inspected by OEM Engineer (M/S Johnson Lifts Pvt Limited) and Engr-in-Charge jointly and inspection report of serviceabilty state of each and every parts of lifts to be submitted with final bill.

Attending breakdown complaints of UPS of capacity 300 KVA (model- HIPULSE, Srl No- 200807HI2871) by service engineer of M/s Vertiv / Emerson or their authorized dealer for checking and replace spare parts which causes breakdown, complete all as specified and as directed. Note- (a) Spares shall be paid separately under relative items. If any spare part which is not mentioned in the contract items list, contractor will arrange its own cost from OEM. (b) Service Engineer of OEM will attend and resolve the complaint anyhow within 2 hours (round the clock inculding Saturday, Sunday and holiday). If mechanic is unable to attend and resolve the complaint within stipulated time mentioned above, the responsibility lies on contractor and a sum of Rs 1000/- per day of absence shall be deducted / recovered from the contractor dues on account of absence.

Monthly inspection of UPS unit by OEM M/S- Vertiv /Emerson/ or their authorized dealerand inspection report duly signed by OEM Engineer , Engineer-in-charge & GE to be submitted to Accepting officer complete all as specified and as directed. Inspection Report consists following checks and details : (a) Cleaning up of unit, complete visual inspection of the equipment including subassemblies, wiring harnesses, contacts cables and major components, check air filters for cleanliness. (b) Checking and Adjustment (if needed) of Power parameters like input, output, DC voltage and AC voltage. (c) Checking and Adjustment (as required) of Control parameters on different PCBs. (d) Tightness of all connection, if unit shut down possible. (e) Functional Checking up of Rectifier, Inverter and Static Switch Section. (f) With customer approval, perform operational test of the system including unit transfer and battery disharge. (g) Install or perform Engineering Field Change Notices (FCN) as necessary. (h) Battery health check ups 03 times during the maintanence period for which shut down shall be co-ordinated with the approval/ permission of user. (j) Perform a temparature check on all breakers, connections and associated controls. (j) Rectifier and Inverter snubber boards for discoloration, burnt or broken wires. (k) Power capacitors for swelling or leaking oil and DC capacitor vent caps that have extruded. (l) Measure and record harmonic trap filter currents. (m)Check all nuts, bolts, washers and connectors for tightness and heat discoloration.

Supply only in replacement axial fan, 4 inch, 230V AC, 1 ph, 50 Hz, 95cfm, 2600 rpm, ball bearing type, metal impeller, 120 x 120 x 38mm complete all as specified and as directed.

Supply only in replacement axial fan, 6 inch, 230V AC, 1 ph, 50 Hz, 325cfm, 2800 rpm, disc bearing, metal impeller, 172 x 150 x 55mm complete all as specified and as directed.
