Notes for section II :- (i) The comprehensive maintenance & repair (Platinum Agreement for M/s Thyssenkrupp Elevator India Pvt Ltd) shall be done through respective OEM of existing lifts i.e. of M/s Thyssenkrupp Elevator India Pvt Ltd. (ii) The contractor will have to submit MOU on stamp paper of Rs 100/- duly notarized, as per specified Performa given on page No 110 to 112 from M/s Thyssenkrupp Elevator India Pvt Ltd within fifteen days from date of Acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue of the contractors default. (iii) Contractor will conclude AMC with OEM and copy of the agreement along with Tax Invoice will be submitted to Engineer-in-Charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement.
(iv) The above maintenance include complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as and when required for smooth and efficient functioning of the equipment/lift. (v) The contract included for repair, replacement of machines, motors, generators, door ropes, inverter/ ARD system, controller parts, PCBs, belts, rollers, gears, bearings, solenoids, coils, chock break shoes, liners, contactors, relays, push bottons, coils, door operator VVF drive, VVVF main drive, car door, safety device limit switches, governor, hoistway door locks, indicators and minor mechanical spare parts. The cost of above materials are deemed to be included in the rates quoted by the contractor.

Notes for section II contd.../ :- (vi) The materials like replacement of car cabin, ceiling frames, panels, fixtures, hoist way door panels, door frames, cills, car floorings, floor covering, light fittings, bulbs, tubes, main line power swtiches, breakers, feeders to controller, hoist way wiring, hydralic jack outer casing, burried piping, alignment of elevator guide rails, smoke and fire sensors, communication devices, security systems, landing doors, sheave rim, hoist rope, ARD battery and ventilator fans are not included in the quoted rate. (vii) Light fittings including bulbs, tube lights, lift cabin fan and ARD battery shall be issued under Schedule 'B' for 'free for fixing' only.
(viii) Contractor to note that monthly service will not be paid for the building undergoing special repairs/ unoccupied buildings and no penalty shall be imposed upon contractor, or all as per direction of Engr-in-Charge.
(ix) Contractor will prominently display his contact/ mobile number and OEM contact number inside and outside the lift on each lift for call in emergency.
(x) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-Charge.

Notes for section- II :- (xi) The OEM will also detail one technician staff to inspect the lift every week regarding functioning of lifts or any other issues arising in the lift. The problem noticed if any to be informed immediately to JE E/M / Engr-in-Charge. Incase no technician detailed Rs. 500/- per week per lift will be deducted from conctractors dues. Technician should alaways carry service tools during site visit in every week. (xii) Monthly maintenance check will be carried out by OEM as per monthly maintenance check list mentioned in Particular Specification here-in-after.

Notes for section III :- (i) Contractor shall monitor the duties of all lift attendant/ operator cum rescuer during change of shift and submit report to concerned JE E/M / Engr-in-Charge. The cost of same is deemed to be included in the quoted rate. (ii) Contractor shall install a biometric system to monitor the attendence of lift attendants/ operator cum rescuer at a central location at each of location of Sch 'A' or as decided by Engr-In-Charge. The lift attendants/ operator cum rescuer shall make their attendance with left thumb only or as directed by Engr-in-Charge in special case at start of shift, after 4 hrs of shift and at the end of shift. The attendance report shall be submitted to Engr-In-Charge on monthly basis. The cost of same is deemed to be included in the quoted rate. (iii) All lift attendants/ operators should be in possession of mobile for ease of communication. (iv) The mobile number to be permanently displayed at Central complaint cell of each location and every block/ building inside and outside of lift cabin or as directed by Engineer-in-Charge, and cost of the same is deemed to be included in the quoted rate.
(v) Keeping in view the emergent services of lift work following points shall be noted as mandatory requirement in addition to as given in PS of tender documents:- (ai) Contractor has to make necessary arrangement for undergoing OPERATORS TRAINING enabling them to be well versed with rescue operation of trapped person and other lifts safety mechanisms. If the lift attendant is unable to rescue the trapped person, he shall immediately inform the concerned Engr-in-Charge / JE. The training is required to be given by OEM only for a minimum period of 07 days.

Ltd/ M/s Omega Elevator Pvt Ltd/ M/s Escon Elevator Pvt Ltd/ M/s IES Elevator and shall be submitted to Engr-in-Charge prior to their deployment in the work. It may also be noted that it is sole responsibility of contractor if any mishappening occurs including accident/injury due to any reason, Department shall not be held responsble on this account. Nothing extra shall be admissible on this account from the department. (aiii) All the expenses incurred for providing training shall be borne by contractor and rates for same shall deemed to be included in the quoted rates. (aiv) Contractor shall provide only trained lift attendant/ lift operator / rescuer and certificate to be submitted to the Engr-in Charge (as issued by Lift Manufacturers) within 15 days from date commencement of work failing which Rs. 5000/- per person per month will be deducted.
(vi) Duty roster will be submitted by the contractor before commencement of the month for obtaining the approval of JE and Engineer-in-charge. Any change in duty roster will be made by the contractor, only after approval of Engineer-in-charge.
(vii) Each lift attendant/ operator shall be responsible for operating the lifts of detailed blocks/ buildings which are at nearest location as directed by Engr-in-Charge.
(viii) The lift operators should have the requisite qualification/experience as specified in the tender.
(ix) Contractor should arrange proper uniform with name plate on shirt for the operators and its cost shall be deemed to be inclusive in the quoted rate.
(x) The operator shall also be responible to inform any complaint of non functioning of lift to the Engr-In-Charge.

Notes for section -III (Contd.../-)
(xi) The contractor shall provide reliever of lift attendant/ lift operator as per labour rules & regulations. (xii) The rate quoted for items of outsourcing shall not be less than minimum wages as notified by Government of India/ concerned State Government/ Local Body, whichever is higher and also not less than applicable rates for contribution of employee towards Employees Provident Fund (EPF), contribution towards Employees State Insurance Corporation (ESIC), contribution of Bonus and Labour Welfare Cess (LWC) under respective headings/ sub-items. In case the rates quoted are less than the prevailing rates/ instructions under any heading(s), the bid will be treated as Non-Bonafide/Invalid, shall be disqualified and such bids will not be considered for acceptance. In such case, the lowest bidder shall be determined from amongst the valid/ bonafide bids only. The tender will be considered for financial evaluation only if the Section-II (item Nos. 19 to 24 ) are found bonafied.
(xiii) 'NIL' or 'Zero' Quoting against OH & Profit shall be render the bids as 'Non-bonafide' & will be rejected.
(xiv) The GST is included in the rates quoted against all items. (xv) Contractor is required to quote only upto two digits after decimal place (as per IS No. 2 : 1960) or otherwise it will be considered by rounding off to two digits after decimal place. (xvi) Bonus will be applicable along with manpower requirement in the tender and as per Bonus rules. The quoted rate against bonus is to be considered for payment on actual basis. The contribution toward Bonus amount is payable only after submission of valid and authentic document in support of having paid the requisite amount of bonus to the workmen. The contractor has to submit the proof of bonus at the time of claim of RAR/Final Bill. Similarly items/ sub items of ‘contribution towards EPF’ and ‘contribution towards ESIC’ shall also be payable after submission of valid and authentic document in support of proof of payment.
