ANNUAL MAINTENANCE OF HVAC SYSTEM & BMS System ( upto 18 Dec 2025)

Annual Maintenance Contract of 2x150 TR central A/C plant installed at TF-II , Make – Daikin consisting as per list of assets – HVAC Plant – S. No. 1 to 27 i.e. chiller unit, water pumps, condenser pump, cooling tower, hot water generator, AHU, FCU, ducting, LT panel, control valves, safety valves, water piping, 10 No. 2 TR Split AC , LED light and BMS System and all connected accessories complete equipments at site ensuring its serviceability by rectification /replacement of unserviceable parts as per list of assets & keeping it in good working condition. Including attending breakdown all as per specified & directed. The annual Maintenance includes all type of periodical servicing/Routine maintenance(4 times in year) done by OEM only, rectification of any kind of defects by repair / replacement of parts to keep the entire system functional all as per direction of Engineer-in-charge :- Note:1. All assets are in this section under Defect liability period hence servicing/ routine maintenance is part of this contract. 2. Any spare item required for repair/replacement is provided by Department through GeM Separately if required.

Refrigerant Recover in empty cylinders,Pressure testing with Nitrogen,Vaccumising the system,Oil & Refrigerent charging in system of 150 TR screw chiller.

Supply of compressor synthetic oil (1 drum=18.9 Ltr)

Supply R134A gas

Lubricant Oil for gear box.

COMPREHENSIVE ANNUAL MAINTENANCE CONTRACT (CAMC) OF HVAC SYSTEM AND BMS SYSTEM (from 19 Dec 2025 and onwards)

Including attending breakdown all as per specified & directed. The comprehensive annual Maintenance includes all type of periodical servicing/Routine maintenance(4 times in year) done by OEM only, refrigerant gas if required, rectification of any kind of defects by repair / replacement of parts to keep the entire system functional all as per direction of Engineer-in-charge .

ANNUAL MAINTENANCE OF RO PLANT

Annual Maintenance Contract of Reverse Osmosis (RO) Plant as per list of assets – RO Plant S. No. 2 with connected accessories complete equipments at site ensuring its serviceability by rectification /replacement of unserviceable parts as per item given below & keeping it in good working condition including attending breakdown all as specified & directed. Make : Ion Exchange all consumables, operating chemicals, filters are paid separately. AMC include cost of monthly routine maintenance done through OEM only all as specified & directed. (Approximate qty of water to be treated 10000 LPD) Note: Any spare item required for repair/replacement is provided by Department through GeM Separately. Assets related to this section are under special repair but routine maintenance / preventive maintenance is part of this AMC contract. Cost of routine maintenance/ preventive maintenance service is also include in AMC.

CAMC of Fire Fighting system and Fire Extinguishers as per list of assets S. No 1 to 10 and all connected accessories complete equipments at site ensuring its serviceability by rectification / replacement of unserviceable parts & keeping it in good working condition including, painting with postal red enamel paint & refilling of fire extinguisher attending breakdown all as specified & directed

Comprehensive Annual Maintenance of Audio / Video System installed at Dining Hall in New Guest House TF-II as per list of assets – 1 to 26 with connected accessories complete equipments at site ensuring its serviceability by rectification /replacement of unserviceable parts as per item given below & keeping it in good working condition including attending breakdown all as specified & directed. Make :Bose. maintenance includes all or repairing / replacement as specified & directed.

The details are given in th tender enquiry. Note:- (a) The rates are inclusive of EPF,ESI,Dress, Bonus (as applicable) and GST @ 18%. The contractor will be given payment of EPF,ESI,Dress,Bonus and GST only after proof of payment of the same to the employees as produced/submitted to the department. Non-payment of the same shall be deducted from RAR/BG,s & paid directly to concerned regulatory authority/Staff. (b) Any Change in EPF, ESI, Bonus (as applicable),GST and VDA due to statutory guidelines shall be adjusted (increase / decrease) with the payment to the contractor on submittion of proof of payment. (c) The contractor shall ensure that salary shall not be less than the provision under minimum wages act and all other benifits as per entitlement to the staff as per Govt Guidelines amended from time to time.
