Operation & preventive maintenance, routine checking of HVAC system in Millennium Tower comprising of all the machineries & equipment installed in the HVAC Plant Room, including Water Cooled Chillers (3 Nos.), Cooling Towers (2 Nos.), Primary (3 Nos.) & Secondary Pumps (3 Nos.), Condenser pumps (3 Nos.), all HVAC panels, VFD, Air Handling Units (8 Nos.), Treated Fresh Air Units (8 Nos.), Ventilation fans etc,. including piping network for chilled water circulation along with their accessories insulation such as bends, tees, reducer flanges, valves, strainers outlets, leakages in MS pipes etc.,and also the agency shall provide daily services such as checking bearings of all motors and motor driven equipment’s for vibration, excessive sound and heating of HVAC System are to be covered through out the period of contract for 24 x 7 for 3 shifts by one Skilled Technician per shift including all T & P as directed by the Engineer-In-Charge.

Operation & preventive maintenance, routine checking of Fire Hydrant and Sprinkler systems comprising of Main fire pumps, Jockey Pumps M.V panel of auto/manual operation including battery Charger for diesel engine, Siren along with internal and external electrical systems, pump room, Power house and aslo Microprocessor based Fire Alarm System & detection control panels, battery back system, all types of smoke detectors, response indicators, manual call points, control modules, circuit isolators, monitor module, hooters, detector with sounder base including associated wiring work up to main fire control panel installed at various locations of Building, DDC controller, lifts, fire damper, damper Relay module and controller if found faulty then need to be replaced on an immediate basis, are to be covered through out the period of contract for 24 x 7 x 365 for 2 shifts by one Skilled Technician per shift including all T & P and man power for attending break down calls/repairing/testing/ replacement of all defective components of fire alarm control panel, servicing of the installed

equipments, testing the serviceability of all the zones of all fire control panels by simulating the fire situation i.e. by means of smoke etc., once quarterly in the presence of M/s. Conduent representative. Few detectors/MCPs are to be selected randomly for testing and preparation of Joint inspection report as per standard format and submitting the same to the Engineer-In-Charge.

Supply, fixing, testing and commissioning of 350 mm dia Butterfly valve of PN-16 rating with Cast Iron body, SGI (Nylon Coating) disc, EPDM Seat, SS 431 Shaft with Gear operated, wafer type including transportation charges to work site and labour charges for lowering and keeping in position, incidental & operational charges etc., complete for finished item of work for emergency replacement incase of failure of existing valves of cooling towers 1 and 2.
