Bidders must have successfully completed similar works within the last seven years. "Similar works" are defined as residential or non-residential building projects of any number of stories, or metro projects including station buildings. Options to meet this requirement include: three similar works costing no less than Rs. 400 Cr each; two similar works costing no less than Rs. 500 Cr each; or one similar work costing no less than Rs. 800 Cr. For developers of their own real estate projects, documentation including a sanctioned building plan, occupancy/completion certificate, and a project construction cost valuation report from a government-approved valuer, jointly certified by a Chartered Engineer and Chartered Accountant is required. Land cost and sale consideration are excluded from the valuation report. Additionally, bidders must have completed at least one building with a minimum of 15 stories or 45 meters in height, or a metro station building with a minimum height of 20 meters; and at least one project with a basement in a residential or non-residential building, or a metro project with an underground station building, valued at least Rs. 400 Cr.
