The required prior work experience for the bidder includes development and operating experience in hospitality projects, specifically in Category A (Hospitality Developers) with development of Hospitality Projects (hotels or resorts) having a cumulative room count of at least 150 rooms (3x the envisaged room count of 50 rooms) of 3-star category equivalent or above. Alternatively, the bidder can have experience in Category B (Other Real Estate & Infrastructure Developers) with development of other Real Estate & Infrastructure Projects having a cumulative project cost of at least Rs. (no specific amount mentioned), but for other real estate and infrastructure projects, the project cost should be at least Rs 27 Crore (3x the Estimated Project Cost of Rs 9 Cr for upgradation). The bidder should have completed and operational projects, with at least 26% shareholding in the project at the time of completion. The experience should be demonstrated through any one or more of the above categories in the last 10 years preceding the Bid Due Date. Additionally, the bidder should have a minimum average turnover of Rs. 27 Crore (3x of the Estimated Project Cost of Rs 9 Crore for upgradation) in the preceding 3 financial years leading up to the Bid Due Date, and a minimum Net Worth OR Cash & Cash Equivalents of Rs. 2.25 Crore (25% of the Estimated Project Cost of Rs 9 Crore for upgradation) as of 31st March of the preceding financial year.
