The required prior work experience for the bidder includes completion of a "Functional Eligible Project" that meets certain criteria. This includes having at least 80% of the rooms in the project available for letting out, a minimum 2-star rating or a minimum average room rate of Rs. 2,000 per room per night, and completion of at least 80% of the total project work with no more than 49% outsourced. The bidder should have developed, operated, maintained, and managed functional eligible projects, with details on build-up area, functional lettable rooms, and project cost. The average room rate (ARR) must be calculated for at least three financial years over the last ten financial years. The value and percentage of similar works completed include: - At least 80% of the rooms available for letting out. - No more than 49% of the total project work outsourced. - A minimum average room rate of Rs. 2,000 per room per night. - The estimated capital cost of the Functional Eligible Project must be provided. The bidder should have experience in developing or operating, maintaining, and managing at least one "Functional Eligible Project" for at least three financial years with a Build Up Area of at least 1,668 Sq.mt, or two "Functional Eligible Projects" for at least three financial years with each project having a Build Up Area of at least 1043 Sq.mt, or three "Functional Eligible Projects" for at least three financial years with each project having a Build Up Area of at least 834 Sq.mt.
