Labour only for taking down of unserviceable inverter Tke-1-24.5 11Kw, IR 957B61-AC 220 V cable 3.5 mtr PS WECO and PCB MCU motherboard Tic V from 8 Passenger lift complete all as specified and as directed. Note :- (a) The The unit rate quoted is deemed to be inclusive of the following: (i) Greasing & oiling to all mechanical parts, ARD maintenance, top up of hydraulic oil, steel ropes, checking of cabin movement, door movement etc. (ii) Replacement of spare parts like ARD, ARD batteries, mother board, control panels (both inside and outside lift), LEDs, push buttons, switches, door locks, door drives, steel rope, car drive parts, ceiling lights and fans and all other parts as and when found defective. (iii) Technician/ Supervisor/ Service Engineer charges as and when services are provided. (b) The job has to be carried out on Monthly basis and test reports to be submitted to Engineer-in-Charge. Notes for Ser Item No.6 (a) The above maintenance item includes complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as require for smooth and effcient functioning of the equipment/lift. Cost of all spares items are deemed to be included in the quoted rates. (b) The maintenance of lift shall be done through (OEM), the tenderer has to submit intent of MOU within fifteen days of acceptance of tender failing which the contract will be liable to be cancelled and work shall be excuted at risk & cost of the contractor. Contractor will conclude AMC with OEM and copy of the agreement will be submitted to Engr-in-charge and GE before commencement of AMC. no payment shall be made to contractor without submission of valid AMC agreement. (c) The contractor/OEM will provide mechanic and this mechanic shall be available round the clock i.e. 24 hrs for emergency break down attendance and rescue of trapped persons all as directed by Enginr-in-Charge. (d) The contractor shall obtain signature of Authorized Representative of GE and in token of satisfactory completion of defects. Any minor complaint requiring no spare part, shall be rectified within 2 hour & if requiring minor parts, shall be rectified within 4 hrs. Any major complaint requiring major spare part/repair, shall be rectified within 48 hours. In case delay in rectification of any minor complaint, a panel recovery @ Rs 100/- per hour shall be imposed upon the Contractor & in case of delay in major repair of the lifts for more than 48 hours & up to 10 (Ten) days, penalty on the Contractor for a sum of Rs. 2000/- per lift per day. (e) Passenger lift Qty 01 Nos PMC (Health Checkup Machines) replacement parts initial to be cost included this Job and no extra cost shall be paid by the govt on this account.

Notes for Ser Item No. 12 & 13: (a) The above maintenance includes complete maintenance of existing M/S Thysann Krupp lifts by regularly and systematically examining, adjusting, fabricating as require for smooth and effcient functioning of the equipment/lift other than regular wear & tear of spares, which shall be considered in quoted rates. Any item that is not included in OEM AMC schedule but required at site for smooth operation of lift (b) The maintenance of lift shall be done through authorised OEM the tenderer has to submit MOU from authorised OEM alongwith Cover-I of tender and hard copy shall be submitted with application of tender, failing which Cover-II (Financial Bid) of tender shall not be opened. Contractor shall conclude AMC with OEM and copy of the agreement shall be submitted to GE within 07 days of commencement of AMC work, no payment shall be made to contractor without submission of valid AMC agreement and failing of which contract shall be liable to be cancelled. (c) The contractor/OEM shall provide mechanic and this mechanic shall be available round the clock i.e. 24 hrs for emergency break down attendance and rescue of trapped persons all as directed by Enginr-in-Charge. (d) The contractor shall obtain signature of Authorized sentative of GE and in token of satisfactory completion of defects. (c) Minor/Major defects will be rectified within in the time limit as specified in PS. (d) In case of delay in rectification of any minor/major complaint, a panel recovery @ 2000 per day. shall be imposed as specified in particular specificiation.

Following repairs are deemed to be included in the rates quoted by the contractor under comprehensive maintenance (a) CAR CABIN (I) Repairs/replacement of acrylic roof cover.(ii) Contractor is responsible for maintaining the car cabin neat and clean. Necessary cleaning to car cabin shall be done by the contractor on daily basis. (b) CONTROLLER (i) Checking fuses of controller and mains, replace if any found defective. (iii) Checking the conditon of brake coil and replacement if required. (iv) Checking flexible leads to relays to make them serviceable. (c) AC Motor (I) Lubricate bearings with suitable lubricants.(ii) Clean ventilation passages on weekly basis.(iii) Carryout the insulation test and continuity test of motor on quarterly basis and make them in satisfactory condition.(iv) Checking the alignment of motor shaft and realigment of shaft (d) Governor (I) Lubricate bearing on weekly basis with suitable lubricants. (ii) Checking that the levers work smoothly (iii)Checking that electrical contact opens before rope get locked (e) Ropes (I) Checking the condition of hoist and governor ropes (ii) Lubricate rope in case of non self lubricating ropes on weekly basis.(iii) Checking the dia of rope and record in maintenance book on quarterly basis for its proper functioning. (f) Hoist Way (I) Lubricate guides and guide shoes on weekly basis with suitbale lubricants.(ii) Checking that the bufffers are in proper, position measurement and record counter weight buffer cleans with car at the top (iii) Checking the rope fastening at the car and counter weight (iv)Checking guide clamps and adjusted (v) Checking to upper and lower limit switches for proper connection after physical inspection get the lift to over travel by holding from the controller and see that the switches operate properly (vi) Checking condition of travelling cables and termination at junction boxes (g) Machine Room (i) Checking and adjusting of overload relay and phase failure relay (ii) Checking power wiring termination in switch motor controller and power switching relays (iii) Checking/ lubrication of all equipment on weekly basis (iv) Cleaning the machine room on daily basis (v) Cleaning the relay contacts, replacement of contact (h) Gear Box (I) Inspect for stray noises .(ii) Checking axial play of work shaft .(iii) Lubricate bearing and top up oil in gear box when its required. (j) Brakes (I) Cleaning of oil surface and trace source of oil leakage and rectify the leakage problems.(ii) Adjust clearance between shoes and drum on monthly basis

(k) Retiring Car and Locks(I) Checking operation of car and lock from the top at each landing checking that retiring car solenoid is not getting a over heated and that movement of car is smooth.(ii) Checking that all locks are functioning properly, mechanically and electrically after opening the covers, checking all set screws and springs and replace if necessary. The lever should lock the brake properly. (iii) Checking that the retiring car does not touch the lock roller at the landing which is being passed . (iv) Checking the door closer safety, clean and adjust if necessary . (v) Checking the car gear switch operates properly . (vi) Lubricate top track and door motor and linkage. (vii) Checking the landing door and can be operated by emergency keys . (viii) Repair/replacement of retiring car solenoid locks doors closer safety switch . (l) General: (I) Checking the car frame for bends or cracks and correct if required.(ii) Checking and carrying out insulation resistance test half yearly basis for the follwing :- (a) All power circuit cables and incoming cables. (b ) Switch and feed controller (c) Between different power relays. (d) Power card in the traveling cables (e) Motor (iii) Checking operation of the car over speed safety gear by moving the levers manually landing so that the safety locks up properly. (iv) Checking that sheaves are tight on the shaft also checking with hammer sounding for cracks, check sheave bearing clean and re-lubricate. Adjust for proper axial play. (v) Unload car (s) checking the worn gear lash and adjust by removal of sheaves as required. (vi) Checking of motor bearing, clean and lubricant(vii) Checking that the gear coupling belts are tight (viii) Checking oil seals of gear box and fill fresh oil (ix) Contractor is responsible for maintenance of lift well/pit /shaft/machine room in dry and clean condition at all times. Any entry of water needs to be pumped immediately and rates quoted is inclusive of necessary pumping arrangement.A pump should be kept in store at all time to meet the emergency. No extra payment will be done in this account. Failing Rs 10000/- recovered as penality per failure due to above reason (x) Remove brake shoes clean and refit or replace brake linings inspect pins springs clean and reassemble. Checking that brake drum is not scored or worn unevenly.

(m) The following component Replacement are deemed to be included in the rates quoted by the contractor under comprehensive maintenance against item Srl No 1 & 2 : (i) Contractor is responsible for repair/replacement of following coponents : Motors, generators, ropes, invertor systems, controller parts to be incusive of printed circuit boards, Sub componens inclusive of belts, gears, bearings, solenoids, coils, chocks brake shoes, liners, contacts, contactors, relays, push bottons, firemen switches, door operator VVVF drive, car door safety device limit switches, governors, hoistway door locks, controller, handrails, handrail drive, steps and step chains, sub components belts, steps rollers, handrail bearing, safety switches, magnetic switches, combs, Landing operating panel (LOP), Door Motor, Door Sensor and Door Welding shall also be included for repair or replacement complete all as specified and directed by GE.

M & L for removal of dust, stains, marks, scratches on the stainless steel surface of car cabin including ceiling and carry out the scrubbing, polishing & buffing of stainless steel surface with the help of stainless steel polish liquid and buffing tool to give the glossy and clean finish to lift cabins surfaces of 08 passenger lift complete all as specified and as directed.

M & L for removal of dust, stains, marks, scratches on the stainless steel surface of car cabin including ceiling and carry out the scrubbing, polishing & buffing of stainless steel surface with the help of stainless steel polish liquid and buffing tool to give the glossy and clean finish to lift cabins surfaces of 13 passenger lift complete all as specified and as directed.

M & L for fixing hand rails of 40 mm dia stainless steel, 304 medium grade pipe with necessary fittings screwing for passenger/goods lifts including taking down old unserviceable hand rails complete all as specified and as directed. (Make of Steel:- Jindal Steel/ Tata Steel / Sail)

M &L for replacement of broken transparent window glass of size 105 x 45 x 3mm thick in Machine room windows including cutting in existing size and fixing with glass putty as per site requirement complete all as specified and as directed.

M &L for waterproofing and rehabilitation of lift pit by proper cleaning/removing the plaster of pit walls and applying waterproofing materials complete all as specified and as directed. Pit water proofing includes following steps :- (i) Cleaning of lift Pit with wire brush/washing. (ii) Fixing of 10mm dia Aqua TP grouting nipple upto 75mm depth by drilling with 12mm bore hole & fixing in cement mortar @2/Sqm. (iii) Grouting Dr Miracle SS(or equivalent) @ 25 Kg/Sqm average grout prepared by mixing Dr Miracle SS/WAC powder with water and 2% Dr Miracle Retromer (Part'B') (or equivalent) by grouting Pump @ 10 to 12 Kg/cm2 pressure (iv) Removal of nipple and making Fair & fine by using two coats of Aqua bond and Dr Miracle Part 2powder (or equivalent) @ 4Kg/Sqm (1.5 Kg Aqua bond: 2.5 kg Dr Miracle Part 2) with MRP glass cloth 40 GSM (v) Kota stone 20mm thick should be fixed after water proofing on floor of pit and side walls upto height 1.20 meter.

(Make:- As per OEM recomendation) NOTE:- (i) Rate quoted by the contractor are deemed to be inclusive of minor spares such as gate lock, door rollers, skates, door shoe, door rope, etc. and any other civil work required at site for taking out old door assembly and fixing new door assembly and making good disturbed surfaces complete as per direction. (ii) Any damage done by the contractor shall be replaced with same make and model of the door sensor while taking down and rectify the same free of cost by the contractor.)

Taking down old unserviceable/ broken LOP and supply & fixing in replacement of LOP as per sample for ThyssenKrupp make lifts with all accesseries for 8/13 passenger lift complete all as specified and as directed.

Taking down old unserviceable/ broken COP and supply & fixing in replacement of COP as per sample for ThyssenKrupp make lifts along with all accesseries for 8/13 passenger lift complete all as specified and as directed. ( Make- As per OEM Recommendation)
