The residential area development is being handled by Terramag GmbH, Westbahnhofstrasse 36, 63450 Hanau, as trustee of the town of Seligenstadt. The planning area "south of the Westring" is located on the southwest edge of the existing development in the town of Seligenstadt and adjoins the existing development to the north and northwest. The planned access roads connect to the "westring" and the "dr.-hermann-neubauer-ring". To the east, the planning area is bordered by a railway line, to the south by existing farm roads. To the south, bordering the "westring" are areas used for agriculture. In the center of the planning area is a nursery with a residential building. Parts of the business buildings were demolished. The residential building and small parts of the business buildings will be preserved and will continue to be inhabited or operated. The planning area has a total area of approx. 15.3 hectares. The external development of the residential area takes place via the "westring", the "dr.-hermann-neubauer-ring" and the "planstraße 10". Together with the new construction of a campus house and the associated outdoor facilities, the new construction of the Willy-Hellpach School represents a central component of the restructuring of the Heidelberg educational location Campus Mitte. As part of the energy concept of the city of Heidelberg and the goals it contains for climate-friendly urban development, there are high demands on structural and technical energy standards. The basis for the services to be commissioned is the result of the architectural competition announced EU-wide in 2022 and concluded in July 2023. In accordance with the energy concept of the city of Heidelberg and the goals contained therein for sustainable and climate-friendly urban development, the construction of the new buildings is planned as a wood/wood hybrid construction in the passive house standard. The basic services for the technical building equipment of system group 6 for the conveyor systems according to Section 55 Hoai with service phases 1-3 and 5-9 and classification in fee zone II as well as special services have been put out to tender. The overall project consists of the following components: (1) new construction of the main building of the Willy-Hellpach School, (2) renovation of the stilt structure, and (3) new construction of the campus building. Kf4-tga The town of Pohlheim intends to renovate and expand the day care center at Fröbelstrasse 4 in the Garbenteich district (on the festival grounds). The building was constructed in 1968 as a three-group, one-story kindergarten and is still operated in this way today. The heating is supplied by the adjacent sports and cultural hall, as is the electricity connection. The existing washrooms are in need of renovation, but otherwise the buildings and rooms are in good condition. The facility is now to be brought up to a standard that meets current educational requirements and processes. This will include sleeping / differentiation rooms, storage rooms, a handicapped-accessible washing and toilet area, a new kitchen (cook and chill), an office with a parents' consultation room and a corresponding staff area. The existing washrooms will be removed from the existing building and completely rebuilt in the extension. The space gained will be used as a dining area (canteen). The daycare center will also now have four groups. The current multi-purpose room will be used as a group room, and a new multi-purpose room will be built in the extension. A lunch table will be offered. The plan for the extension is to build on the "triangular area" between the existing building and the fence to the north (Licher Straße). This area is rarely used as an outdoor play area and is therefore ideal for the extension. In the southern area, the existing differentiation room will be extended and an office for the management will be added. The existing daycare center has around 470 square meters and is to be extended by around 430 square meters. The extension is planned as a two-story building.
