Specialist planning services for thermal insulation and energy balancing for the roof renovation of the main building with towers and adjoining gymnasium at the Augustinerschule in 61169 Friedberg Object description The planned construction project involves the roof renovation of the main building of the Augustinerschule with the adjoining gymnasium. The three-storey building with a two-storey roof truss forms an L-shape and closes off the property from Leonhardstrasse and the junction of Schützenrain. The north-south section of the building is approximately 60 m long and 10 m wide. The two-storey caretaker's house from the time of construction is attached to the northern end of this building. The extension to the south, which is L-shaped, is approximately 18 m long and 6 m wide. The gymnasium from the time of construction and its ancillary rooms is attached to the western end of this part of the building on Schützenrain. The building, constructed using solid masonry, is plastered and has sandstone window surrounds and corner stones. The roof, bay windows, towers and one of the curved gables are slated. The ground floor and second floor of the building are used for teaching purposes. The school administration rooms are on the first floor. The basement houses a workshop, archive and storage rooms and the building services. Measures to be carried out: - Roof renovation of the main building and the adjacent gymnasium with removal of the existing slate roof covering and new slate installation in accordance with the existing old German roof covering, including ridge, valley, hip, eaves and verge coverings, valleying of dormers and slate covering of the dormers, slate covering of three onion-shaped bay tower roofs with 5 roof surfaces and slate covering of two bay windows. - Slate covering of four gable surfaces with curved sides and semi-circular upper finish; - Renewal of the existing plumbing work including installation of new cover plates on the dormers and new sheet metal coverings of the curved gable wall widths including the semi-circular upper finish; - Sheet metal covering of the multi-curved facade wall of the gymnasium facing Schützenrain. To this end, it is to be converted into a mixed-use development that grants the public access to the building. The ground floor is to be converted into a multifunctional room in which a tea kitchen is to be housed. Events or small concerts are to be held there in the future. Office space for the town of Bad Camberg is to be set up on the first floor and in the attic. An extension is to be planned on the northwest side of the building ("garden side"), in which an elevator and sanitary facilities are to be housed. To ensure accessibility, the elevator should be able to access all floors. As part of the planning, it must also be checked whether parking for 1-2 cars can be provided in the basement. The former toilet block is to be converted to public use. A spatial program is to be developed as part of the design planning. The cubature and roof shape are to be retained as far as possible. The possibility of opening up one side of the facade is to be examined. The town will award the other necessary planning services (building object planning, HLS and ELT) as part of further VGV (for building object planning and HLS planning) or UVGO procedures (for ELT planning). 3. Further requirements and cost framework Particular importance is attached to the following points: - Depending on the desired change of use, further planning and construction implementation must not only take into account the changed usage requirements. Current aspects of energy-saving renovation (taking into account the EEG) and fire protection, as well as the categorisation of public buildings with event space must also be included. - The increased sound insulation requirement due to the B8 must also be taken into account. - The location of the property in the funding area, an area with ensemble protection under monument protection law as well as neighbouring individual monuments and traffic-calmed areas must also be taken into account.
