One (1) Lot Preventive Maintenance Of One (1) Unit 500tr Water-cooled Centrifugal Chiller (kirloskar) Located At Machine Room, Area 2 I. Purpose The Scope Of The Preventive Maintenance Covers The Necessary Equipment/ Accessories/ Materials Needed In Order To Execute The Scope Of Works Indicated On Item Iv. Ii. Description Of Equipment Location Of Chiller: Machine Room, Area 2 Brand: Kirloskar Model: Ksc-087 Capacity: 500tr Type: Water-cooled Centrifugal Iii. Eligibility To Ensure Attainment Of The Project Objectives, The Following Are The Contractor's Minimum Qualifications: A. The Contractor Must Be An Authorized Service Provider Of The Indicated Brand Of Water Cooled Chiller And Must Provide Certificate Or Equivalent Document From The Manufacturer. B. Should Submit The List Of Clientele Of Similar Projects Either Complete Or On-going With Names And Contact Numbers. Iv. Scope Of Works Monthly Preventive Maintenance: 1. Visit Of Technical Personnel Once Every Month. 2. Monitoring And Logging Of Chiller’s Operating Parameters. 3. Adjustments Of Settings As Required. 4. Troubleshooting If Faults Are Detected And Conduct Minor Repair. 5. Minor Repair Refers To Adjustments And Works Doable Within One (1) Hour Which May Be Such As Tightening Of Bolts, Nuts And Screws Which Can Be Done Using Hand Tools Without Extensive Dismantling Of The Equipment Or Any Part Of The Equipment. 6. Respond To Call For Service. Service Shall Be Limited To Inspection And Evaluation Of Work To Be Done. Separate Proposal Shall Be Submitted For Work Required Based On The Inspection, Trouble Shooting And Evaluation. 7. Visual Checking For Leaks And Make Corrective Measures Under Item No. 5. (repair Of Leaks Are To Be Covered By A Separate Proposal.) Add Refrigerant And Oil If Recommended (materials Op Supplied). 8. Log The Following Pressure And Temperature Readings: A. Suction Pressure B. Oil Tank Temperature C. Chilled Water Entering And Leaving Temperature D. Voltage E. Current Draw 9. Check Safety Cut-outs. Adjustment Of Control Settings As Required. 10. Check Operation Of Control Circuits. 11. Check Valves For Leaks. 12. Check Tightness And Stem Freedom Of Valves. 13. Check Pipe Lines For Leaks And Corrosion. 14. Check Cage Water Tank Condition. Quarterly Preventive Maintenance: 1. Perform All Monthly Preventive Maintenance Scope Of Works. 2. Check Operation Of The Lubrication System. 3. Check-up Of Motor And Starter Condition. 4. Check Condenser Fan For Proper Operation. 5. Verify Chilled Water Flow Interlock Flow Switch For Proper Operation. Annual Preventive Maintenance: 1. Perform All Quarterly Preventive Maintenance Scope Of Work. 2. Visual Checking For Refrigerant Leak. 3. Check Tile Condition Of Control Contacts For Wear Pitting And Corrosion, 4. Check Mounting Integrity Of All Safety And Temperature Monitoring Controls. 5. Check Main Starter Overloads And Their Settings, Tighten All Starter Terminals And Check Contacts For Wear. 6. Check Motor Terminals And Control Panel Terminals. 7. Tighten Oil Heater Leads And Record Amperages. 8. Inspect Outside Coils For Dirt And Clean Condenser Coils As Required. 9. Check Condenser Fans For Proper Clearance And Rotation. V. Support Services The Contractor Should Be Able To Send Certified Service Engineers Or Qualified Technicians During Emergency Call In Case Of Breakdown, Disorderly Operation, Or Malfunctioning Of The Equipment And To Provide 24/7 Response Center Service. The Contractor Shall Cover The Labor Of Replacement Of Available Material, Components, And Parts Not Covered In The Purchase Order (po) However Provided By The End-user. Vi. Safety And Health The Contractor Shall Be Responsible For: A. Compliance With All Applicable Safety And Health Regulations For Basic Ppes Under Dole-osh; B. Taking Care Of The Safety And Health Of All Contractor’s Personnel On The Site; C. Using Reasonable Efforts To Keep The Site And Works Clear Of Unnecessary Obstruction So As To Avoid Accident And Damage To Property; D. The Technician Of The Contractor Shall Submit Themselves To All Health Protocols As May Be Prescribed By Op/psg. Vii. Maintenance Schedule The Duration Of The Monthly Preventive Maintenance For The Calendar Year 2024 Will Take Effect Upon The Receipt Of The Po And The Release Of The Presidential Security Guard (psg) Clearance. The Monthly Preventive Maintenance Schedule Is To Be Agreed Upon By The End-user And Coordinated For Information With The Contract Implementer By The Contractor. Viii. Security Clearance The Contractor Upon Acceptance Of Po, As A Prerequisite, Initially, Shall Submit Within Five (5) Working Days Through The Engineering Office (eo) Together With The Documentary Requirements, The Complete List Of Personnel For The Processing To Wit: A. Formal Transmittal Letter (specifying The Project Name And Complete List Of Personnel); B. Letter Of Request For Access Addressed To The Head Of The Eo Indicating The Date And Time Of Scheduled Preventive Maintenance And List Of Personnel And Vehicle. (to Be Accomplished Monthly At Least Three (3) Working Days Before The Scheduled Preventive Maintenance); C. Company Ids Of The Listed Personnel (clear Photocopy Both Sides); D. Vaccination Ids Of The Listed Personnel (clear Photocopy Both Sides); E. Brief Company Profile; F. Or/cr Of Service Vehicle/s (clear Photocopies); And G. Driver’s License Of The Driver/s Of The Service Vehicle/s (clear Photocopies) Ix. Terms Of Payment The Preventive Maintenance Service Shall Be Paid Monthly Upon The Submission Of The Following Documents To The Contract Implementer: A. Letter Of Request For Payment B.
