M&L for taking down unsv pit pulley without damged pit and flooring and supply and installation of new pit pulley yj240b620*13*6 Torin cat No 1000047476 by mechanically and supporting labour with propper finshing by using Cement and supporting colomm all as specified and directed by Engineer-in-Charge.

Notes for ser item Nos 1.00 to 3.00 :- (a) The entire work mentioned in item No. 1.00 to 3.00 of BOQ, including comprehensive , Preventive and periodical maintenance of lifts/ elevators shall be got executed through OEM i.e. M/s ThyssengKrupp Elevators (India) Pvt. Ltd. . The contractor shall upload/submit the scanned copy of MOU with OEM in cover-1, failing which the tender application/ bid will be summarily rejected. The contractor will also submit the physical copy of MOU alongwith their application and DD in the office of tender inviting authority prior to bid opening date (Cover 1) failing which bid submitted by the contractor cover No.2 shall not be opened. (b) The tenderer shall have to replace the U/s materials within the OEM materials only. Necessary paid vouchers shall be submitted from OEM for the materials like ARD, drive, etc. Contractor is responsible for renewal of licence fee. The charges for annual Government inspection is deemed to be included in the quoted rate.

Comprehensive, preventive and periodical maintenance of 01 nos electrically operated ThyssenKrupp make passenger lift of capacity 544 kgs carrying, 8 passenges with electric power operated doors, auto electric levelling device complete with ARD facility installed at HQ WAC at Subroto park to be maintained round the clock as described here-in-after in reliable,safe and efficient operating condition by regularly examining the lubricating and adjust the electrical and mechanical driving equipment , governer, sleeve, shaft assembly bearing/ contacts & governer jaws, car & hall mechanical buttons, car & hall position indicators and all other car and landing signal fixtures, deflectors, car and counter weight guide rails and buffers, repairs to lift well bulk head lamps and carry out planned maintenance in a systematic and controlled manner using techniques and expertise consultancy including labour charge for replacement of spare parts such as door sensor, CTU/MCU/CCU card, door spring, door roller, door drive, contactors, V3F drive, door spring,TR type switches etc and qoauted rate is including replacement of alarm, open & close, up &down, floor indication, firemen switches, replacement of broken glases of firemen switch, wire, lugs, lubricants, air cord, landing wheel, nuts and bolts, rubber bushes, rollers of doors, lift cabin button, break shoe liner, training cable all type of relays in the control boards , transformers rectifiers cabin fan and cabin lights etc, as and when required and necessary welding work if required, complete all as specified and directed to the entire satisfaction of the Engineer-in-Charge.

(viii) GEAR BOX (aa) Inspect for stray noises. (ab) Checking axial play of work shaft. (ac) Lubricate bearing and top up oil in gear box as and when required. (ix) BREAKES (aa) Cleaning of oil surfaces and trace source of oil leakage and arrest the leakages. (ab) Adjust clearence between shoes and drum on monthly basis. (x) RETIRING CAR AND LOCKS (aa) Checking operation car and lock from the top at each landing, checking that the retiring car solenoid is not getting over heated and that the movement of car is smooth.

(ag) Checking the oil seal of gear box and fill frush oil if required. (ah) Contractor is responsible for maintenance of lift well/pit/ shaft/ machine room in dry and clean condition at all times. Any entry of water needs to be pumped immediately and rate quoted is inclusive of the cost of necessary pumping arrangement. A pump should be kept in store at all time to meet the emergency requirement. No extra payment will be done on this account. (aj) Remove breake shoes clean and refit or replace breake linings inspect pins springs clean and reassemble. Checking that the breake drum is not scored or worn unevenly. (ak) The cost of additional technicians required to do peridical maintenance checks is deemed to be included in the rates quoted. Nothing extra shall be paid on this account.

Supply only in replacement alarm band (hooter) suitable for ThyssenKrupp lift including taking down unsv items from existing position all as specified and directed by Engineer-in-Charge.

(ab) Checking that all locks are functioning properly, mechanically and electrically after opening of covers, checking all set screws and springs and replace if necessary. The lever should lock the breake properly. (ac) Checking that the retiring car does not touch the lock roller at the landing which is being passed. (ad) Checking the door closes safely, clean and adjust if necessary. (ae) Checking the car gear switch operates properly. (af) Lubricate top track and door motor and linkage. (ag) Checking the landing door and can be operated by emergency keys. (ah) Repar/replacement of retiring car solenoid lock doors closer safety switch. (xi) GENERAL (aa) Checking the car frame for bends or cracks and correct if required.

Supply only in replacement Door sensor cat no 1000084700 suitable for ThyssenKrupp lift including taking down unsv items from existing position all as specified and directed by Engineer-in-Charge.

(e) The contractor shall obtain signature of Authorized representative of GE as token of satisfactory rectification of defects. Any minor complaints requiring no spare parts shall be rectified within 0ne hour and if requiring minor parts, shall be rectified within two hours. Any major complaints requiring major parts / repair shall be recctified within 24 hrs. In case delay in rectification of minor complaints , a panel recovery @ Rs. 100.00 per hour shall be imposed upon the contractor and in case of delay in major repair of the lkifts for more than 24 hours and upto 10 (ten) days, penalty on the contractor for a sum of Rs. 2000.00 per lift per day or part thereof and Rs. 4000.00 per lift per day or part thereof after 02 (two) days shall be imposed. The decision of the GE as to particular repair is minor/ major and a particular lift has been maintained or not a particular day, will be final and binding. The above penalty shall be in addition to the provision made in Clause No. 50 of IAFW-2249. In the event of burning of motor,

(g) Ser Item No. 1.00 & 2.00 of BOQ consists of comprehensive maintenance of M/S ThyssenKrupp lifts at WAC area at Subroto Park. The work will be carried out under Authorised dealer for comprehensive maintenance of lifts all as specified in BOQ, Special condition, Particular specification, MES SSR Part-I and as directed by GE/Engineer-in-Charge. (h) Lift mechanic shall be well experieced in lift/elevators repairs and maintenance and fully equipped with required T&P.

Notes for ser item Nos 04 & 5 :- Charges for fixing, installation and testing is inclusive in comprehensive maint quoted rate. No extra cost claimed from department for fixing, installation and testing

(ad) Checking the guide clamps and adjusted. (ae) Checking the upper and lower limit switches for proper connection after physical inspection get the lift to travel by holding from the controller and see that the switches operate properly. (af) Checking the condition of travelling cables and termination at junction boxes. (vii) MACHINE ROOM (aa) Checking and adjusting of over load relay and phase failure relay. (ab) Checking power wiring termination in switch motor controller and power switching relays. (ac) Checking lubrication of all equipments on weekly basis. (ad) Cleaning the machine room on daily basis. (ae) Cleaning the relay contacts, replacement of contacts.

a time of 7 days shall be allowed to the contractor for rectification of fault. After that period, penal recovery at the rate of Rs.2000.00 per day shall be imposed on the contractor. (f) A complaint register will be maintained by the contractor and the contractor will obtain the complaint from JE/ AGE E/M office on every working day at 0800 hrs or will be informed telephonically by the Dept. at any time. Two mobile Nos and two email IDs to be maintained by the contractor to communicate the complaints. After attending the complaints the contractor will obtain the signature from the Authorised Representative of GE every day as token of complaints attended.

Comprehensive, preventive and periodical maintenance of 02 nos electrically operated ThyssenKrupp make passenger lift of capacity 270 kgs carrying, 4 passenges with electric power operated doors, auto electric levelling device complete with ARD facility installed at HQ WAC at Subroto park to be maintained round the clock as described here-in-after in reliable,safe and efficient operating condition by regularly examining the lubricating and adjust the electrical and mechanical driving equipment, governer, sleeve, shaft assembly bearing/ contacts & governer jaws, car & hall mechanical buttons, car & hall position indicators and all other car and landing signal fixtures, deflectors, car and counter weight guide rails and buffers, repairs to lift well bulk head lamps and carry out planned maintenance in a systematic and controlled manner using techniques and expertise consultancy including labour charge for replacement of spare parts such as door sensor, CTU/MCU/CCU card, door spring, door roller, door drive, contactors, V3F drive, door spring,TR type switches etc and qoauted rate is including replacement of alarm, open & close, up &down, floor indication, firemen switches, replacement of broken glases of firemen switch, wire, lugs, lubricants, air cord, landing wheel, nuts and bolts, rubber bushes, rollers of doors, lift cabin button, break shoe liner, training cable all type of relays in the control boards , transformers rectifiers. cabin fan and cabin lights etc, as and when required and necessary welding work if required, complete all as specified and directed to the entire satisfaction of the Engineer-in-Charge.

Comprehensive, preventive and periodical maintenance of 01 No electrically operated ThyssenKrupp make hospital lift of capacity 1360 kgs carrying, 20 passengers suitable for serving G+1 Floors (total 01 landings) with electric power operated doors, auto electric levelling device complete with ARD facility installed at AFCME at Subroto park to be maintained round the clock as described here-in-after in reliable,safe and efficient operating condition by regularly examining the lubricating and adjust the electrical and mechanical driving equipment , governer, sleeve, shaft assembly bearing/ contacts & governer jaws, car & hall mechanical buttons, car & hall position indicators and all other car and landing signal fixtures, deflectors, car and counter weight guide rails and buffers, repairs to lift well bulk head lamps and carry out planned maintenance in a systematic and controlled manner using techniques and expertise consultancy including labour charge for replacement of spare parts such as door sensor, CTU/MCU/CCU card, door spring, door roller, door drive, contactors, V3F drive, door spring,TR type switches etc and qoauted rate is including replacement of alarm, open & close, up &down, floor indication, firemen switches, replacement of broken glases of firemen switch, wire, lugs, lubricants, air cord, landing wheel, nuts and bolts, rubber bushes, rollers of doors, lift cabin button, break shoe liner, training cable all type of relays in the control boards , transformers rectifiers, cabin fan and cabin lights etc, as and when required and necessary welding work if required, complete all as specified and directed to the entire satisfaction of the Engineer-in-Charge.

(c) The comprehensive maintenance include weekly, fortnightly, monthly, quarterly, half yearly inspection/ testing/ preventive maintenance, replacement of unserviceable parts/ material including labour, transportation etc. complete. (d) The complaints shall be attended forthwith as the complaint/failure from the time to time of receipt of the same. The contractor shall deploy sufficient lift mechanic and helper. Rate quoted is deemed to be inclusive of T&P required to carry out repairs, stationery for upkeep of records, uniform to mechanic and helper etc. The contractor shall maintain the attendence register of personnel deployed for the work and the same shall be put upto the Engineer-In-Charge as and when asked.

(iv) GOVERNOR (aa) Lubricate bearing on weekly basis with suitable lubricants. (ab) Checking that levers working smoothly. (ac) Checking that electrical contacts opens before rope get locked. (v) ROPES (aa) Checking the condition of hoist and governor ropes. (ab) Lubricate ropes on weekly basis. (ac) Checking the dia of ropes and record in maintenance book on quarterly basis for its proper functioning. (vi) HOIST WAY (aa) Lubricate guides and guide shoes on weekly basis with suitable lubricants. (ab) Checking that the buffers are in proper position and measure and record counter weight and buffer cleans with the car at the top. (ac) Checking the rope fastening at the car and counter weight.
