Partitions, Furniture, Furniture Bases, New Openings Etc. Removal Of Existing Fixtures, Flooring, And Other Identified Non-structural Elements. Aluminum Windows On Verandah To Be Carefully Removed And Stored- To Be Handed Over To Client  or To Be Re-used. Site Preparation For Construction And Fit-out Works. Treating The Cracks -carefully Hack Out All Cracks On Walls And Treat With Stainless Steel Expanded Wire Mesh Holding In Place With Copper Nails To Receive Cement Sand 1:4 Rendering And Remove Debris From Site As Directed By Engineer. Carefully Remove And Store Existing Kitchen Granite Top To Be Re-used In New Kitchen Cabinet. 3.     replacement Of Existing Roof: Removal Of Existing Cis (corrugated Iron Roof) And Gutters Together With Rainwater Down Pipes, Barge Boards, Ceiling Soffits. Remove And Replace Any Damaged Frames. All Damaged Frames And Corrugated Iron Sheets To Be Removed Off Site. All Soffit And Barge Boards To Be Removed And Cart-away And Replaced By Fiber Cement Boards Where Indicated. All To Be Properly Plastered And Painted 4.     replacement And Reinstating Of Openings – Externals C.      external   All Access Doors To Be Replaced By Aluminum Ones. Louvered Windows To Be Replace By Glazed Aluminum Windows. Louvered Openings/ Fanlight Above Windows And Doors To Be Closed By Fixed Glazed Aluminum Windows. Garage Door To Be Replaced By Motorized, Remote Controlled Powder Coated Aluminum Roller Shutter. Rehabilitation Of Windows - Carefully Disassemble And Maintain All Windows And Fixed Light; Works To Including Replacing Damaged Aluminum Glazing Neoprene Seal Gasket; Broken Glazing; Locks And All Other Accessories; Including Cleaning Servicing Of All Necessary Parts And All Repairs To Restore The Windows To Afunctional State As To Be Directed By The Engineer. D.     flooring All Internal Flooring To Be Removed And Cart-away. Proper Levelled Screed To Be Placed To Receive New Flooring. Provision For Conduits / Sleeves To Be Made For Electrical And Data Installation In Screed. Kitchen And Bathroom - To Be Of Ceramic Or Natural Tiles Finishes. Sample To Be Approved By Designer / Engineer / Project Manager. E.     internal Partitions Bathroom Area To Be In Fiber Cement Board (fcb) Fixed And Secured With Related Accessories. F.      wall Finishes •      painting Works – Painting And Decorating To Walls, Ceilings And The Like Shall Be Done To With Approved Paints Measured In Meter Square. Metal Fixtures Shall Be Painted With Approved Gloss Paint. Color Is As Specified By The Engineer. Site Mixing Shall Not Be Permitted. The Contractors Rates Shall Include Supply Of All Materials, Workmanship, Samples, Surface Preparation By Applying 3mm Thick Of Lightweight Retarded Hemihydrate Gypsum Plaster (ref: Rhinolite) On Walls, Protection Of Painted Surfaces, Application To All Heights As Required Of Works, And All Other requirements As Directed By The Engineer. All Paint Shall Be Washable Of Dulux Or Approved Equivalent. The Price Shall Include All Narrow Widths And Reveals Of Opening, Sides Of Columns And Windowsills. Wall Tiling Works – Kitchen & Bathroom Supply And Fix Tile 300mm X 600mm, Including Supply Of Cement Mortar, Adhesive And Pointing Materials Exceeding 600mm Wide; Porcelain Tiles Laid To Pattern And Surround Fixed To Cement And Sand Bedding (m/s) And Jointing In Cement Mortar (1:3) And With An Approved Floor Tiles Adhesive 5mm Thick Mixed And Applied Strictly In Accordance With Manufacturers Instructions And With All Joints Flush Pointed With An Approved Grout, Colour To Architects Approval And As Described Including All Labours And Cleaning Upon Completion To Walls, Returns, Reveals And The Like. G.     electrical Works Supply, Fix, Test, And Commission Distribution Board Including Complete With Earth Leakage Circuit Breakers And Change Over. Conduits & Cabling For Data & Fire Services System To Be Installed. Workmanship Should Be According To Bs And Puc Standards H.     plumbing Works All Plumbing Works To Be Performed According To Bs And Puc Standards. Supply And Install New Plumbing Network Together With New Water Pressure Pump With Related Fittings Like Non-return Valves, Etc. Supply And Install New Water Tank And Tower Together With Related Concrete Platform Work. Supply And Install For New Toilet/ Bathroom, Showers, And Kitchen, Sanitaries, And Fittings With Related Valves / Stops, Stainless Steel Traps And All Related Accessories. Supply And Install New Hot Water Plumbing System. Supply And Install New Waste And Soil Water System. Reinstating And Commissioning Of Existing Drainage And Sewage System.
