Contract notice – general guideline, standard regulation Open procedure (construction work) Restoration measures on wooden doors and wooden components Painting and varnishing work – coatings (DIN 18 363); Carpentry work (DIN 18 355); Fittings work (DIN 18 357); Restoration measures on wooden doors and wooden components Trade Restoration measures on wooden doors and wooden components Construction project: Interior renovation of the east wing – Eberbach Monastery Eberbach Monastery D-65346 Eltville Am Rhein (Rheingau, Hesse) The Eberbach monastery complex is the former Cistercian monastery of Eberbach with buildings from the 12th – 18th centuries. The building and the entire complex are listed buildings. The east wing, originally built in the Romanesque style, has been rebuilt and changed many times over the centuries. Measure: As part of the general renovation, the interior of the east wing is being renovated as an extension of the museum tour and meeting place. The work is being carried out while the museum is still in operation. The renovation and restoration measures are being supervised by the State Office for Monument Preservation in Hesse. This is a requirement of the monument protection laws and the primary goal of monument preservation measures is to preserve the original building fabric. Historic wooden doors and wooden fittings of medium to very high quality are to be restored, including fittings and metal components; in some cases, fittings are to be added. The aim is to conserve and restore the current inventory with the minimum necessary measures: the appearance after conservation or restoration should fit aesthetically into the overall picture of the various rooms and areas. After the work, the doors should not appear as new, but rather transform the existing appearance into a well-maintained one and protect the existing building from further deterioration. The measures in this tender for the restoration of wooden and metal components include - decontamination if wood preservatives are found (cleaning and masking if necessary) - the wooden construction - the wooden surfaces inside and out - the metal surfaces inside and out - the operation and lockability of the doors and fittings - some locking mechanisms (upgrading to a panic function in keeping with historic monuments) - exchange of expertise, coordination and acceptance of intermediate states, documentation of the work and concern: - a total of 11 doors (inside and outside); the doors are of different origins and were dendrochronologically dated between 1200 and 1900. - 6 wooden fittings (railings, balusters, kneeler, wall cupboard) - 3 windows - Approx. 26 m² of floorboards It is assumed that the work will be carried out on site - The work will take place while the monastery is in operation (events, visitors). The circumstances influence the construction process; the execution of the work will be coordinated accordingly. Additional minimum requirements EU-wide tender (summary) References/proof of: At least 5 years' experience in a specialist field corresponding to the service in question. Submission of at least 3 reference objects with clearly subtle handling of the existing building fabric. The reference services include comparably extensive structural measures in monument preservation with high monument care requirements and cooperation with restorers. Requirements for the responsible manager on site: 1. Certified master carpenter or comparable and a skilled tradesman restorer 2. Several years of professional experience in the area of monument preservation, with references in door restoration 3. Ability to manage and coordinate construction sites (proof of at least three construction site managers) 4. Ability to create project-appropriate documentation of measures in words and pictures (proof by submitting appropriate documentation) Requirements for the team on site: At least one other member of the team on site must be fluent in German (in the event of vacation or absence due to illness). For the skilled tradesman restorer to be employed as a specialist foreman (see above), in addition to master craftsman training, proof of collaboration on several comparable objects in the monument must be provided. For the employees to be employed, proof of qualified skilled tradesman training must be provided and comparable objects on which the respective employee has worked must be named. If the minimum requirements mentioned are not met, the offer will not be considered. Evidence must be submitted when the offer is submitted.

More Expansion of the classrooms for the Kurt Schumacher School in 61184 Karben, as well as construction of the outdoor facilities Provision of general planning services (architectural and specialist planning services in accordance with the contract notice) for the expansion of the classrooms for the Kurt Schumacher School in 61184 Karben, as well as construction of the outdoor facilities. Expansion of the classrooms for the Kurt Schumacher School in 61184 Karben, as well as construction of the outdoor facilities Title 1: "Expansion of the classrooms" As part of the "Expansion of the classrooms at the Kurt Schumacher School in Karben", a barrier-free new building with an elevator system is to be built. The attached overview plan Represents the current development, with the new building only being shown as an example. The location of a suitable site on the school premises must be examined. A feasibility study is to be prepared for this in performance phase 1. Under certain circumstances, it will also be necessary to prepare a site analysis following a decision by the developer. The layout on the site should, if at all possible, be chosen in such a way that no additional schoolyards are created, but that as central schoolyard areas as possible remain so that supervision during recess times can be guaranteed as before. Possible location on the site It is conceivable that the area between the old building and the main building will be used as a site. For this it will be necessary for the classroom building (e-building), adjacent to the old building, to be demolished. For the planning and implementation of the demolition work, if necessary, the special service "participation in the awarding of planning and expert services" has been integrated. The same applies to the relocation of the green classroom in the area of this construction site to a suitable location on the school premises. A structural connection to the existing main building and, depending on the specified location, the old building is conceivable and must be examined, particularly with regard to fire protection issues and fire protection concept (taking into account the connected existing buildings). If a connection between the main building and the old building makes sense, this must be implemented. The same applies to a possible integration of existing buildings. The aforementioned services were therefore included as an option. From a technical point of view, a connection is to be preferred. Project goal: The goal of the functional, compact extension to the Kurt Schumacher School is, in terms of quality, to construct an ecological building that, among other things, offers a pleasant learning atmosphere even in the increasing summer heat without the installation of air conditioning (for a healthy room temperature, according to the Workplace Ordinance IVM the Technical Rules for Workplaces (asr), points 4.3 and 4.4, suitable sun protection measures must be taken at room temperatures above 26 degrees Celsius). Central or decentralized classroom ventilation is optionally possible. The type of ventilation to be used is decided by the client after testing/recommendation by the specialist planner in the project. Furthermore, the management costs, particularly those related to the cost drivers of cleaning, janitorial services, heat, electricity, maintenance (taking into account any damage caused by vandalism during school operations) and servicing over the life cycle of the building (construction phase, usage phase: 50 years, disposal phase), should be reduced or minimized to the bare minimum. When planning and executing the project, economic efficiency must always be taken into account. The project must be planned within the client's budget (total expenditure required). Architectural designs that conflict with the "functional and compact construction" requirement are not desired. Additional costs should be avoided and materials and equipment should be planned to a good standard (no high-end design) in order to avoid unnecessary costs. Changes to the order are possible if they are requested by the client and confirmed in writing and if they do not change the overall nature of the order. Please refer to Appendix 01_project description for further information.

Contract notice – general guideline, standard rule, open procedure (construction work) New school building at the Odenwaldkreis-Michelstadt vocational school center – ventilation installation The Odenwaldkreis intends to build a new school building on the site of the Odenwaldkreis vocational school center in Michelstadt. The new school building consists of 3 upper floors and a basement. The building is largely planned to be made of wood, the basement and stairwells will be made of concrete. It is planned to fully ventilate the school. The rooms are supplied with air from the suspended ceilings in the corridors via ventilation outlets in the walls of the (class)rooms. Sanitary rooms and storage rooms are supplied with air from the ceiling outlets and inlets in the false ceiling. A visible installation is carried out in technical rooms. The planning of the mechanical ventilation systems requires the consideration of object-specific boundary conditions. The arrangement of the ventilation systems is intended for supply and exhaust ventilation in the basement. Ventilation towers are planned outside for the supply and exhaust air. All ventilation systems are to be equipped with highly efficient heat recovery (HRG) with a heat recovery rate of over 75%. In normal operation, the total electrical power consumption of the building's ventilation units must not exceed SFP category 3 according to DIN EN 16798-3. The vertical air distribution to the individual areas of use takes place via installation shafts. Due to the current situation (covid-19) and also in anticipation of possible future pandemics, the ventilation should not be planned as an overflow concept. The rooms to be mechanically ventilated must therefore be planned with supply and exhaust air that is introduced directly into the respective rooms via air ducts or lines. An indirect overflow of air currents from neighboring rooms must be avoided. Contract notice – general guideline, standard rule Open procedure (services) General planning services for the renovation of the main building and gymnasium at the Konradsdorf comprehensive school General planning services for the interior renovation of the main building and gymnasium at the Konradsdorf comprehensive school, Am Kloster 7, 63683 Ortenberg General planning services for the renovation of the main building and gymnasium at the Konradsdorf comprehensive school General planning services for the interior renovation of the main building and gymnasium at the Konradsdorf comprehensive school, Am Kloster 7, 63683 Ortenberg. The Konradsdorf comprehensive school is a comprehensive school with an upper secondary level in the Wetterau district with a total of six buildings situated on a slight slope. There are also two other buildings directly adjacent to the school site, which are assigned to the neighboring Erich Kästner School (special school). The school site is conveniently located outside of built-up areas, directly adjacent to the Hessian state domain of Konradsdorf. Due to the now aging structural and technical condition of the interior rooms and roof areas and the results of various regular inspections (including defects from GVS, SV/SK inspections), extensive renovation work is required in the main building and in the sports hall at the school site from a fire protection point of view during ongoing school operations. As part of the defect rectification, a large number of minor defects have already been remedied in 2021 - 2022. However, it turned out that some technical and conceptual defects can only be remedied by taking a higher-level look at the main building and the gymnasium. However, an overarching measure required for this should not only relate to fire protection issues. A holistic approach must be taken due to individual dependencies that cannot be ignored, such as energy aspects or necessary adjustments to the current standards at schools in the Wetterau district. Due to the complexity, a concept including a schedule is required, among other things, as school operations should be disrupted as little as possible by the construction work. For organizational reasons and for better clarity, the necessary planning services should be divided into the following titles: - Title 1.1 Interior renovation of the main building - Title 1.2 Interior renovation of the sports hall Titles 2.1 and 2.2 can be commissioned optionally and subject to the approval of the registered budget in the 2025 budget: - Title 2.1 Roof renovation of the main building (optional*) - Title 2.2: Renovation of the outer shell of the sports hall (optional*). A separate offer sheet is enclosed for each title, each title is to be invoiced separately. The pollutant report/demolition/disposal concept is also to be offered and invoiced separately. For the sports hall, a "demolition and new construction" should also be considered as a possible option, which should be compared with "renovation" (including an economic analysis and, if necessary, a feasibility study). If, from an economic and, if necessary, technical perspective, the "demolition and new construction" option comes into effect for the sports hall as part of the basic investigation, the subsequent orders for Lph 2 - 4 for the associated titles 1.2 and 2.2 of the sports hall would no longer apply. These partial services Lph 2 - 4 of titles 1.2 and 2.2 and their remuneration claims would end after completion of Lph 1, without the need for a separate termination. Titles 1.2 and 2.2 would have to be put out to tender again and separately for the sports hall for procurement reasons. The exact extent of the interior renovations must be discussed and finally agreed upon during the planning meetings with the internal and external planning participants. For this purpose, decision templates may be required on a recurring basis as part of the (pre-)design planning, which should show appropriate alternatives if required (e.g. for cost savings). Economic efficiency is always the focus and also applies to the later operation of the building. As part of initial considerations, some contents and costs from the point of view of individual trades for titles 1.1 and 1.2 have already been compiled for the individual trades and are included as contributing documents in the appendix. Using the contributing documents, the scope to be examined can at least be roughly estimated in advance and essentially reflects the subject areas to be considered as part of the measure. Energy aspects or requirements (e.g. from GeG) that would arise, for example, when systems are renewed or modified, must be examined, assessed and taken into account in detail. In addition, further requirements may be necessary from energy considerations (e.g. insulation of installation lines of the KG 400). By 2020, the external walls of the main building had already been upgraded with ventilated facades including thermal insulation and the window systems including the necessary Venetian blinds as part of an energy renovation. Both buildings should be examined in principle with a view to achieving an EH55 standard or better. This applies both to the system technology affected as part of the interior renovation and to the optionally tendered service of renovating the affected outer shells (titles 2.1 and 2.2). The exact project and service description as well as further information can be found in the tender documents. Please ask any questions promptly before the offer deadline expires using the Had's messaging function.
