MorePestalozzi School, Wiesbaden - new construction of a multifunctional cafeteria; object planning of outdoor areas / phases 5 - 9 Pestalozzi School, Wiesbaden - new construction of a multifunctional cafeteria; object planning of outdoor areas / phases 5 - 9 Pestalozzi School, Wiesbaden - new construction of a multifunctional cafeteria; object planning of outdoor areas / phases 5 - 9 Initial situation The site for the new construction of the Pestalozzi School cafeteria is located in the immediate vicinity of the existing Pestalozzi School, a primary school in the city of Wiesbaden, for whose use the cafeteria is to be built. In the vicinity of the property, to the west of the plot to be built on, there is the Sacred Heart Church, a community center, a retirement home and a daycare center, and a playground to the south of the property. The planned building site for the new cafeteria is bordered by Tannhäuser Strasse to the north, the school's outdoor area to the east, the sports field and a playground to the west, and a green area to the south. Since the Pestalozzi School is a listed old building with a gymnasium that is also listed, an extension to the existing building is not possible. The two main entrances are planned from the south and face the existing Pestalozzi School. There are two further entrances from the schoolyard to the east, and two further entrances from the sports field to the west. When designing the old and new routes into the building, the outdoor area planning must be coordinated with the monument protection authority with regard to materiality, color, design, etc. The redesign of the outdoor area is divided into two measures. The first step is to clear the construction site for the construction of the building and the subsequent creation of the garden. Further information can be found in the task description. Subject of the service to be commissioned: Object planning of outdoor facilities in accordance with Hoai 2013, as amended in 2021, Part 3, Section 2, § 38-40, service phases 5-9, basic services. In addition, for the special services listed below (from Appendix 11 to Section 39 Paragraph 4): Lph 9: Preparation of outdoor facility inventory documentation Outdoor facility planning in accordance with Hoai 2013, as amended in 2021, Part 3, Section 2, § 38 Ff, service phases 5-9. The basic services will be remunerated on the basis of Hoai 2013, as amended in 2021. It is permissible to fall below the minimum rates or exceed the maximum rates. These are to be stated as a percentage and explained in the cover letter if necessary. The special services will be remunerated at a flat rate based on the offer you submit. It is planned to award the execution work according to individual trades. The requirements of the fire protection, monument protection, environmental protection and water protection authorities must be integrated into the planning process and finally coordinated with the relevant authorities. Options: A step-by-step call for services (options) will be made for each phase, subject to the committee resolutions on the further implementation of the project and the decision of the contracting authority in the further course of the project: Service phases 1-4 have been provided and form the basis for the subsequent stages Stage I: Lph 5-7, Stage II: Lph 8-9 With the award of the contract in this tendering process, the following services will initially be called up: Stage I: Lph 5-7 The contractor has no right to call up individual and/or all phases and stages/optional services and cannot derive any further claims (e.g. for damages or an increase in fees) from non-calling up.
