The Housing Office Aarhus (hereinafter referred to as the “Developer”) hereby offers a turnkey competition for the design and construction of approximately 65 public housing units. The units are to be built on four construction sites located in Nye at Elstedvej, 8200 Aarhus N. The project includes the construction of up to 6,000 m2 of public family housing units as a turnkey contract, in varying building heights of up to 4 floors with associated bicycle sheds and depots. The purpose of the competition is to produce proposals for the construction of the units so that the building has a clear architectural identity, a visual emphasis on a sustainable profile and a clear interaction with the surrounding neighborhood in Nye. Nye is a new district in Aarhus North and the future units will thus become part of a new urban development under the adopted plans of the Aarhus Municipality, including the “Comprehensive Plan 2.0 for Nye”. The visions for the new district, Nye, include that the city should be a sustainable urban area with good accessibility for all modes of transport. The area should be diverse, exciting and lively. In addition, the area should have a varied range of housing. The participating companies are free to design the development and the layout of the housing mentioned in the tender documents, provided that the requirements in the construction program and the other tender documents are met. The project concerns public housing and is being implemented with public support. The task is subject to the legislation applicable to such matters with associated orders, circulars and guidelines, etc. The turnkey contract includes the preparation of the present offer, the preparation of the layout proposal, the project proposal, the authority project as well as the tender project and the implementation project, as well as the implementation/construction of the offered. The general contractor is responsible for design management, construction management, technical supervision, follow-up, ICT management and occupational health and safety coordination (p+b), as well as sustainability management and certified consultants on fire and statics. The consultancy services included in the general contract price are carried out in accordance with Ybl18 and with the changes and clarifications that appear in the tender documents. Abt 18 with the client's additions and deviations are applicable to the general contract. The tender is carried out as a reverse tender, where the price for the task is set at 99 million DKK. incl. VAT. The general contract sum is set based on an expected possible eligible area of approximately 6,000 m², with deductions from the client's fixed construction costs. Therefore, there is no competition on price, but only on quality criteria, cf. Section 7 of the Tender Conditions. The Tendered Work Is Described in More Detail in the Other Tender Materials.
