Και Δόμησης 15.455,62 Τμ., Εκ Των Οποίων Τα 14.738,96 Τμ. Είναι Ανώγεια Δόμηση Και Τα 716,66 Τμ. Υπόγεια Κύριας Χρήσης. Ο Παραχωρησιούχος, Στο Πλαίσιο Εκτέλεσης Της Σύμβασης Παραχώρησης, Θα Αναλάβει, Μεταξύ Άλλων: (α) Την Εκτέλεση Του Τεχνικού Έργου, Δηλαδή Την Εκτέλεση Εργασιών Κατασκευής Κτιρίων Καθώς Και Την Προμήθεια Και Εγκατάσταση Του Εξοπλισμού, Που Προβλέπεται Από Τη Μελέτη Του Έργου Ή Κρίνεται Συμπληρωματικά Αναγκαίος Για Την Λειτουργία Του Τεχνολογικού Πάρκου. Το Κτιριακό Συγκρότημα Του Τεχνολογικού Πάρκου Θα Ανεγερθεί Σύμφωνα Με Την Εκδοθείσα Οικοδομική Άδεια Και Τη Μελέτη Του Έργου, Τα Οποία Προσαρτώνται Στο Παραρτημα 10.3 Της Διακήρυξης. (β) Την Πλήρη Ευθύνη Για Τη Διοίκηση, Συντήρηση Και Εύρυθμη Λειτουργία Του Για Την Περίοδο Λειτουργίας Του Τεχνολογικού Πάρκου Παρέχοντας Προς Τους Χρήστες Του Υπηρεσίες Σύμφωνα Με Τα Ειδικώς Οριζόμενα Στο Παραρτημα 10.4 Της Διακήρυξης. Το Σύνολο Των Δαπανών Για Την Εκπλήρωση Των Υποχρεώσεών Του Από Τη Σύμβαση Παραχώρησης Βαρύνει Αποκλειστικά Τον Παραχωρησιούχο Και Θα Καλυφθεί Από Ίδια Ή / Και Δανειακά Κεφάλαια Καθώς Και Τους Πόρους Του Παραχωρησιούχου Από Τα Έσοδα Του Τεχνολογικού Πάρκου. Όλες Οι Απολαβές Από Τις Εκμισθώσεις Των Χώρων Γραφείου Και Εν Γένει Των Εγκαταστάσεων Του Τεχνολογικού Πάρκου Καθώς Και Των Χρεώσεων Των Υπηρεσιών Που Παρέχει Ο Παραχωρησιούχος Προς Τους Χρήστες Του Τεχνολογικού Πάρκου Για Την Περίοδο Λειτουργίας Του Αποτελούν Έσοδα Του Παραχωρησιούχου Χωρίς Να Υφίσταται Καμία Περεταίρω Οικονομική Αξίωση Επ’ Αυτών Από Την Αναθέτουσα Αρχή Πέρα Από Την Κάλυψη Των Δαπανών Και Των Δεσμεύσεων Που Θα Αναλάβει Σύμφωνα Με Τους Όρους Της Σύμβασης Και Ιδιαίτερα Την Καταβολής Του Κάτωθι Ανταλλάγματος. (β) Να Παρέχει Υπηρεσίες Θερμοκοιτίδας Κατά Τα Οριζόμενα Στο Παραρτημα 10.4 Στις Φιλοξενούμενες Νεοφυείς Οικονομικές Οντότητες Και Τεχνοβλαστούς Στο Κτίριο Κ01-α, Άνευ Τιμήματος, Συνολικού Προϋπολογισμού Δαπάνης Κατ’ Ελάχιστο 50.000 € Ο Οποίος Θα Εγκρίνεται Από Την Περιφέρεια Ηπείρου. (γ) Να Διαθέτει Κατ’ Ελάχιστο Για Επτά (7) Εβδομάδες Ετησίως Το Συνεδριακό Κέντρο Του Κτιρίου Κ01-α Για Εκδηλώσεις Εκπαίδευσης Και Πολιτισμού Από Δημόσιους Φορείς Έναντι Συμβολικού Τιμήματος 10 € Ανά Ημέρα. (δ) Να Διοργανώνει Εκδηλώσεις Εκπαίδευσης Και Πολιτισμού Σε Συνεργασία Με Τοπικούς Φορείς Συνολικής Δαπάνης Κατ’ Ελάχιστο 20.000 €. (ε) Σε Τυχόν Αξιοποίηση Του Δεύτερου Τεμαχίου Του Χώρου Παραχώρησης, Να Αποδώσει Στην Περιφέρεια Το 20% Των Οποίων Υπηρεσιών Διατίθενται Στις Εγκαταστάσεις Του Έναντι Αμοιβής, Στην Περιφέρεια Ηπείρου Έναντι Συμβολικού Τιμήματος Με Σκοπό Την Εκ Μέρους Της Διάθεσή Τους Προς Εξυπηρέτηση Του Κοινωφελούς Χαρακτήρα Του Έργου. Η Εκτιμώμενης Αξία Της Σύμβασης Ανέρχεται Στο Ποσό Των 69.978.529,05 Ευρώ (χωρίς Φ.π.α.),υπολογιζόμενη Ως Το Σύνολο Των Εκτιμώμενων Εσόδων Του Παραχωρησιούχου Κατά Το Διάστημα Της Λειτουργίας Του Τεχνολογικού Πάρκου, Σύμφωνα Με Το Σχετικό Χρηματοοικονομικό Μοντέλο Εσόδων.
